Bücher sind nur dickere Briefe an Freunde. Jean Paul Nicht in Klausur, sondern während des Tagesgeschäfts entsteht ein Buch wie dieses. Als planender Architekt, der sich hauptsächlich dem Industriebau verschrieben hat, als beratender Ingenieur im Dienste der Industrie und mittelständischer Unterneh men, als Baumanager großer, komplexer Hochbauten und als Universitätsprofessor schöpfe ich wichtige Anregungen, die zu Au~sagen in dieser Schrift führen. Ein wichtiger Antrieb liegt für mich in dem Bestreben, der Kultur des Umgangs mit Menschen, auch unter harten Bauleuten, einen Dienst zu leisten - im traditionellen Geist abendländischen Bewußtseins. Wichtiges verdanke ich dem schweizerischen Jesuitenprofessor Ernst Haensli. Reiche Erfahrungen aus der gemeinsamen Zeit mit Ernst Neufert wirken nach. Wenn weniger zu bauen ist, bleibt Zeit zum Schreiben. Darum ist dieses Buch auch zugleich durch den Niedergang der Bauproduktion in den 80er Jahren bedingt, den eine Veränderung des Wertebewußtseins von Mensch und Umwelt begleitet. Managementleistungen erfreuen sich wachsender Nachfrage. Jeden Tag treten neue Gründe hinzu, welche die Nützlichkeit dieser Dienste beweisen. Leider gehen auch manche Bauprojekte schief, weil unzureichendes Wissen, mangelhafte Fertigkei ten und fehlende Erfahrung hohen Ansprüchen nicht genügen. Die Ausübung des Baumanagement in der Praxis und die Wiedergabe formalisier ter Inhalte in der Lehre führen zu einer schwellenden Flut neuer Gedanken. Sie erschweren es, dieses Buch angesichts seiner Unvollständigkeit zu einem Ende zu bringen. Die Fülle der auf diesem Gebiet verfügbaren Schriften erlaubt verbleibende Lücken zu füllen. Das umfangreiche Literaturverzeichnis mag dabei hilfreich sein.

The weathering of historical buildings and, indeed, of monuments and sculptures of natural stone is a problem that has been encountered for hundreds of years. Der Markt für Bauleistungen ist in den vergangenen Jahren immer komplexer geworden. Immer häufiger wurden – und werden – von den Bauherren nicht nur reine Bauleistung, sondern auch die Bereitstellung von Ressourcen für bestimmte Aufgaben, Budgets und Zeiträume nachgefragt. So schreiben Unternehmen heute oft nicht mehr den Bau eines vom Architekten fertig geplanten Produktionswerks aus; auch die Übernahme von Planung, Bau und Betrieb des Gebäudes und der Produktionslogistik für einen bestimmten Zeitraum und zu einem Festpreis sind dabei eingeschlossen. Von staatlicher Seite wurden die Aufgaben für die Realisierung öffentlicher Infrastrukturen – also etwa Schulen, Krankenhäuser und Mautstraßen – erheblich erweitert. Das Public-Private-Partnership-Modell etwa beinhaltet auch die Organisation der erforderlichen Voraussetzungen für den Bau, die Einrichtung rechtlicher und betrieblicher Strukturen, die Projektfinanzierung oder das Erstellen von Betreiberkonzepten ebenso wie den langfristigen Betrieb der Projekte. Das bedeutet, dass sich ein Markt für baunahe Dienstleistungen und für die Steuerung von baunahen Prozessen entwickelt hat. Das Buch vermittelt zu diesem Thema aktuelles Wissen zur Finanzierung, Planung und Umsetzung von Immobilienprojekten.
