Neben einer ausführlichen Darstellung der gesetzlichen Altersvorsorge (und deren Entwicklung) wird konkret auf die weiteren finanziellen Möglichkeiten eingegangen. Als umfassende Ergänzung enthält das Werk eine ausführliche Ergänzung, eine Leibrente aus einer Immobilie zu erhalten, rechtliche Grundlagen dazu sowie ein Vergleich mit dem "reverse mortgage" - Modellen der USA und Englands. Ebenso wird eine Umsetzung dieser in Deutschland diskutiert. Kapitel 2 dieser Untersuchung beschäftigt sich mit der gesetzlichen Rentenversicherung. An dieser Stelle steht allein die Altersrente im Fokus. Nach einem einleitenden geschichtlichen Überblick vergangener Reformen seit 1991 und einer grundlegenden Darstellung der Finanzierung der gesetzlichen Rentenversicherung werden im Anschluss die wichtigsten demografischen Probleme dargestellt und ihre Auswirkungen analysiert. Kapitel 3 analysiert die Änderungen der letzten durchgeführten Reform der Altersversorgung durch das Alterseinkünftegesetz im Jahre 2004. Die Ausführungen beschränken sich dabei auf die grundlegenden Eigenschaften der neuen Altersvorsorgemöglichkeiten. Neben einer Darstellung der Entwicklung von der 3-Säulen-Theorie zu der 3-Schichten-Theorie werden die wichtigsten Bausteine der 3-Schichten-Theorie der finanziellen Altersvorsorge beschrieben und bewertet(Stichwort "Riester", "Rürup" und die "betriebliche Altersvorsorge". Im Mittelpunkt dieser kritischen Analyse steht eine genaue Untersuchung von zwei Möglichkeiten, aus der Immobilie im Alter eine Rente zu beziehen. Kapitel 4 bis 7 beschäftigen sich daher mit der Leibrente aus Immobilien und dem amerikanischen Reverse Mortgage. Nach einer Eingliederung der Immobilie in das System der Altersvorsorge und einer kritischen Analyse von Vor- und Nachteilen der Immobilie in Kapitel 4, werden in Kapitel 5 und 6 die beiden Modelle Leibrente und Reverse Mortgage kritisch betrachtet. Im Mittelpunkt steht dabei die Aufgabe, möglichst alle wesentlichen Aspekte von Leibrente und Reverse Mortgage darzustellen und kritisch zu hinterfragen.
