Die vorliegende Masterarbeit beschäftigt sich mit Investitionsstrategien institutioneller Immobilieninvestoren, wobei der Fokus auf deren Portfoliostrukturierung bzw. Asset Allocation gelegt wird. In einem ersten Schritt wird der Begriff des Immobilieninvestors definiert sowie einige Marktteilnehmer auf diesem Gebiet näher erläutert. Darüber hinaus gewinnt vor allem das Thema Portfoliomanagement für institutionelle Immobilieninvestoren zunehmend an Bedeutung, weshalb die Grundlagen der Portfoliobetreuung bzw. -verwaltung aufgezeigt werden. In diesem Zusammenhang wird auf die verschiedenen Arten von Immobilieninvestitionen eingegangen und die Vor- und Nachteile von direkten und indirekten Immobilienveranlagungen erklärt. Dem folgt eine Betrachtung der theoretischen Grundlagen der Asset Allocation. Konkret wird erläutert, was unter strategischer und taktischer Asset Allocation verstanden wird. Außerdem wird beschrieben, welche Relevanz die Asset Allocation für das Portfoliomanagement hat. Anschließend wird der Prozess der Portfoliostrukturierung dargestellt und im Kontext des Real Estate Investmentmanagements analysiert. Im Zusammenhang mit den Investitionsstrategien institutioneller Immobilieninvestoren wird eine qualitative Untersuchung anhand von Experteninterviews mit dem Ziel, deren Motive für eine Immobilieninvestition und deren präferierte Anlageform darzustellen, durchgeführt. Außerdem wird anhand der Expertengespräche beschrieben, wie eine Portfolio Asset Allocation derzeit aufgebaut ist und welche Strategien damit verfolgt werden. Aus den Ergebnissen der Befragungen lassen sich im Wesentlichen drei Schwerpunkte erkennen. Die Mehrheit der befragten Experten sieht die Asset-Klasse Immobilien noch immer als sichere Wertanlage. Dabei wird von vielen Experten der österreichische Immobilienmarkt als sehr stabiler und kaum volatiler Markt hervorgehoben. Sicherheit stellt also, neben Werterhalt, laufender Rendite und Inflationsschutz, weiterhin den treibenden Faktor dar, Investorengelder in Immobilien anzulegen. Weiters kommt aus den Expertengesprächen hervor, dass hauptsächlich direkt in Immobilien investiert wird, wobei die Flexibilität, die Einflussnahme auf Investmententscheidungen sowie hohe Renditen die Hauptgründe dafür sind. Die Mehrheit der Interviewpartner sieht nur Vorteile in einer indirekten Kapitalanlage, wenn zu wenig Expertise, Ressourcen, Erfahrung und Finanzkraft vorhanden sind, um solche Direktinvestments selbst zu tätigen. Der dritte Schwerpunkt der Untersuchungsergebnisse liegt in der Portfoliostrukturierung. Je nach Art des Investors lassen sich verschiedene Asset Allocation Strategien definieren. Aus den Expertengesprächen geht hervor, dass es Investoren gibt, die nur in Wohnimmobilien investieren, während andere ausschließlich Gewerbeimmobilien bevorzugen. Diese Entscheidungen hängen von der Art und Größe des Investors ab. Einigkeit herrscht darüber, dass eine Portfoliostreuung über die Nutzungsarten alleine nicht ausreicht. Die Mehrheit der befragten Experten erkennt Vorteile in der internationalen Streuung des Portfolios, grenzt den Bereich jedoch auf den europäischen Währungsraum ein, da dort keine Währungsrisiken anfallen. Laut den befragten Experten ist essentiell, eine umfangreiche Marktforschung bzw. Datenerhebung der Zielmärkte durchzuführen und vor allem die wirtschaftliche und politische Umgebung vor Ort zu analysieren.*****This Master ́s thesis deals with investment strategies of institutional real estate investors, focusing on the investor ́s portfolio structure and Asset Allocation. The author first discusses the term real estate investor and presents the most important institutional players on this market. Due to the fact that an appropriate portfolio management is becoming more and more important for real estate investors, the basics of portfolio management are then explained. Moreover two different types of real estate investments, i.e. direct and indirect investments, are described and their advantages and disadvantages analysed. Since the importance of Asset Allocation has risen sharply, this master ́s thesis gives detailed information on the theoretical basics regarding this topic. Furthermore the importance of Asset Allocation and its two subdivisons, i.e. strategic and tactical Asset Allocation, are elaborated on and the Asset Allocation process is explained. In this context, a qualitative survey was conducted to find out how investment strategies are implemented by real estate experts and what drives them to invest money in real estates. Moreover their choice of investment type was investigated. The results of this study suggest that these experts prefer to invest in real estate, due to the fact that real estate is still seen as a very safe, sustainable and reliable asset. Real estate has presented itself as extremely stable over the last few years. The Austrian real estate market especially proved to be one of the most secure markets in the past, as far as real estate investments are concerned. Moreover the findings indicate that the majority of these experts surveyed only undertake direct real estate investments as this allows them to influence investment decisions, profit from high yields and enjoy greater flexibility. Most of these experts claimed that a lot of know-how, human resources, experience and financial power are needed, in order to benefit from a direct investment. If an investor lacks one of these aspects, it is recommended to undertake indirect investments. The results of the qualitative survey also provide information on institutional real estate investors ́ Asset Allocation. There are several ways of structuring ones portfolio, depending on investor type and strategy. Some investors prefer residential property, while others focus on investments in commercial property. Each investor has unique reasons and motives for their investment decisions. Most of these experts have both residential and commercial real estate in their portfolios in order to enable greater diversification. The results of the study also show that portfolio allocation based on the type of utilisation is not enough. The experts interviewed are convinced that spreading the portfolio over several markets and countries has, if implemented wisely and cautiously, many positive effects on total portfolio risk.
