Depuis des siècles, il est communément admis que l'on vit mieux à la campagne et dans les villes petites ou moyennes que dans les centres denses des métropoles. Moins de "stress", de pollutions, de risques de contagion par voie d'épidémies, et moins de promiscuité auraient pour conséquence un "mieux-être" général – condition sine qua non, dans un monde en voie d'urbanisation généralisée, d'un cadre de vie "durable". Or, paradoxalement, les statistiques récentes font apparaître que c'est aujourd'hui dans les hyper-centres (Paris intra-muros, Manhattan, etc.) des métropoles modernes (Paris, New York, Londres, Tokyo, Singapour, Hong Kong et même Shanghai) que l'on vit le plus longtemps. Bien entendu, la longévité des habitants n'est pas le seul indicateur du "bien vivre". Bien entendu ce constat s'inverse (plus ou moins) dans les mégapoles du quart-monde ou des pays émergents. Et bien entendu aussi, dans les métropoles modernes, ce privilège des hyper-centres denses a peut-être pour prix la dégradation des conditions du bien-être dans les périphéries diffuses. Reste qu'il y a là un paradoxe qui mérite d'être interrogé : quelles sont en effet, par-delà les évidences portant sur les niveaux de vies différents et la qualité des services, les causes d'un tel phénomène qui bouscule bien des idées reçues ? Et quelles sont surtout les conséquences qu'il convient d'en tirer en matière d'urbanisme durable ? C'est à l'analyse de cette configuration inédite du bien vivre urbain contemporain, condition essentielle d'une ville durable, qu'est consacré ce travail de recherche dans le cadre de la Fondation d'entreprise AIA.
