Los pr?stamos personales son m?s f?ciles de conseguir cuando se tiene una n?mina o la persona es cliente preferente de un banco. Pero hay otros modos de lograrlo, entre ellos, optar por un pr?stamo entre particulares o acudir a un microcr?dito social. El banco no es la ?nica forma de lograr un cr?dito personal, ya que existen otras opciones como los pr?stamos entre particulares. Los pr?stamos hipotecarios est?n siempre destinados a la adquisici?n de un inmueble, resultando ser ?ste la garant?a del pago de la cuant?a solicitada al banco en caso de morosidad. Al solicitar un cr?dito de estas caracter?sticas, la entidad bancaria a la que acudamos debe entregarnos, en primer lugar, un folleto informativo que recoja los datos y caracter?sticas principales de la operaci?n. De esta forma, podremos sopesar los pros y los contras de su conveniencia y utilidad. El contrato del pr?stamo hipotecario ha de contener los siguientes siete aspectos: -La cuant?a m?xima del pr?stamo en proporci?n al valor de la tasaci?n de la vivienda. - El plazo total y el de carencia. Es decir, el tiempo en el cual el contrato a?n no tiene efecto. - La periodicidad de los pagos y el sistema de amortizaci?n. - El tipo de inter?s fijo o variable. En este ?ltimo caso, el contrato debe indicar el tipo de inter?s que se utilice como ?ndice o tipo de referencia y el plazo de revisi?n del tipo de inter?s. - Las comisiones aplicables, en especial, las de apertura y amortizaci?n anticipada, teniendo en cuenta que ?sta puede ser total o parcial. - Los gastos a cargo del prestatario (tasaci?n, impuestos y aranceles) con indicaci?n de su cuant?a, al menos con car?cter orientativo. - N?mero e importe de las cuotas peri?dicas. El segundo paso que procede en la solicitud de este tipo de pr?stamos es la tasaci?n del inmueble. Por lo general, esta operaci?n se realiza por la entidad o por profesionales concertados con la misma. Los gastos originados corren de nuestra cuenta. Una vez comprobado en el Registro de la Propiedad que el inmueble est? a nombre del propietario y las posibles cargas que existan sobre el mismo, y la capacidad financiera del prestatario, la entidad de cr?dito deber? entregarnos una oferta vinculante que habr? de constar por escrito, con la firma del representante de la entidad y con una vigencia no inferior a diez d?as h?biles. Antes de la firma, disponemos de tres d?as h?biles para examinar en la Notar?a que elijamos libremente el proyecto de escritura p?blica, en la que deber?n figurar las condiciones financieras del pr?stamo, perfectamente diferenciadas de las dem?s, para evitar que queden imprecisas y confusas. El Notario nos informar? sobre las condiciones del pr?stamo para tener derecho, por ejemplo, al reembolso del mismo en caso de amortizaci?n anticipada. Por ?ltimo, se establecer? el inter?s de demora y la forma de su fijaci?n.

This Selected Issues paper summarizes achievements of the authorities to date and describes several options to support their ongoing efforts. The economic impact of climate change on Bangladesh is likely to become more pronounced. The outlook for Bangladesh is a source of concern, with experts from the Intergovernmental Panel on Climate Change predicting that a rise in sea levels and coastal erosion could lead to a loss of 17 percent of land surface and 30 percent of food production by 2050. Responding effectively to the impact of climate change depends on designing an appropriate set of fiscal policies. These can play a key role in mobilizing both public and private sources of finance for mitigation and adaptation activities. A second priority for Bangladesh is to raise domestic revenue from its current low base, including through introduction of a carbon tax. By helping establish a predictable price for carbon emissions, carbon taxes also provide clear incentives to promote investments in emissions-saving technologies. Although opponents argue that such taxes harm economic activity and slow job creation, the revenue they generate may over time be used to reduce other distorting taxes on labor and capital.
