Inhaltsangabe:Einleitung: Die Wohnungswirtschaft in Deutschland steht derzeit vielfältigen und bisher nicht gekannten Herausforderungen gegenüber. Der demographische Wandel, die Klimaschutzproblematik, zunehmende Leerstände in strukturschwachen Regionen, sowie steigende und immer stärker individualisierte Ansprüche an den Wohnkomfort erfordern schlüssige Konzepte für die Entwicklung der Wohnungsbestände. Eine besondere Bedeutung kommt dabei Maßnahmen zur Verringerung des Energieverbrauchs zu, da sie durch Reduktion der CO2-Emissionen einen wesentlichen Beitrag zur Zukunftsfähigkeit des deutschen Immobilienbestandes leisten können. Dabei stellt sich die Frage, ob der Einsatz energieeffizienter Passivhaus-Technologien im Gebäudebestand nicht nur erheblich zum Klimaschutz beitragen, sondern zugleich auch den wirtschaftlichen Rentabilitätsanforderungen genügen kann. Diese Diplomarbeit untersucht daher die relative wirtschaftliche Vorteilhaftigkeit einer Sanierung mit Passivhaus-Technologien aus Investorensicht. Gang der Untersuchung: Im Zentrum der Analyse stehen typische Mehrfamilienhäuser der 50er und 60er Jahre. Nach der Definition grundlegender Begriffe, der Darstellung der methodischen Grundlagen der Arbeit und der Einführung wichtiger Prämissen werden zunächst Szenarien für mögliche Zukünfte entwickelt. Auf Grundlage dieser Szenarien wird ein Simulationsverfahren durchgeführt. Zunächst wird dazu in einer Vorsimulation eine künstliche Gebäudestichprobe generiert. Um die relative Vorteilhaftigkeit von Passivhaustechnologien beurteilen zu können, werden drei alternative technologische Sanierungsvarianten definiert. Eine Minimalsanierung stellt dabei den Basisfall für die dynamische Investitionsrechnung dar. Die beiden weiteren Varianten sind zum einen eine Sanierung auf den technischen Standard eines Neubaus, zum anderen eine Sanierung mit Passivhaustechnologien auf den energetischen Standard eines sog. 3-Liter-Hauses. Diese beiden Alternativen werden (relativ zum Basisfall) anhand von 10.000 künstlichen Untersuchungsobjekten analysiert. Ähnlich dem Vorgehen bei einer herkömmlichen simulativen Risikoanalyse werden die Ausprägungen der Einflussgrößen auf die beiden Zielgrößen Lebenszykluskosten und Kapitalwert durch Zufallsziehung mit Monte-Carlo-Methode gemäß den zugrunde gelegten Wahrscheinlichkeitsverteilungen bestimmt. A flurry of extreme weather events, together with projections that grow more somber with every new scientific advance, have dramatically highlighted the need to respond more effectively to the threats already upon humankind. In the midst of a rapidly expanding global adaptation agenda, it is of primary importance to get adaptation and its constituent parts right, in order to generate the most appropriate and effective interventions. Adapting to episodes after they occur is no longer sufficient; we increasingly need to anticipate and reduce the suffering and the enormously damaging impacts of potential coming events. This book addresses a major gap in adaptation efforts to date by pointing to the vital role that an understanding of population dynamics and an extensive use of demographic data have in developing pre-emptive and effective adaptation policies and practices. Politics and an oversimplified understanding of demographic dynamics have long kept population issues out of serious discussions in the framework of climate negotiations.
