Hannover (Diploma), Sprache: Deutsch, Abstract: Diese Arbeit beschäftigt sich mit dem Risikomanagement deutscher Kreditinstitute im Bereich der Immobilienfinanzierung unter Berücksichtigung der US-Subprime-Krise. Die Subprime-Krise hat gezeigt, wie wenig sich die Verantwortlichen Banker in deutschen Banken mit den Risiken ihrer Geschäfte auseinandergesetzt haben. Während der Aufarbeitung der Hintergründe zur US-Subprime-Krise fielen im Zusammenhang mit deutschen Banken solche Stichwörter wie „inkompetent“ oder „Geld-hungrig“, oft traf auch beides zu. Obwohl jede Bank eine Art von Risikomanagement besessen hat, kann der Umgang der Wirtschaftsakteure mit diesem Management-Segment nur als eine Farce bezeichnet werden. Erst nach dem Platzen der Immobilienblase in den USA und der hieraus folgenden Finanz- und Wirtschaftskrise rückte das Immobilien-Risikomanagement in den Fokus wissenschaftlicher und praxisrelevanter Untersuchungen. „Studien von ERNST & YOUNG, FUNK RMCE, RÖDL & PARTNER UND WEISS-MANN & CIE. belegen, dass die Notwendigkeit des Risikomanagement in der Praxis immer mehr Beachtung findet. Jedoch mangelt es an der Umsetzung und Etablierung in den Unternehmensstrukturen.“ In dieser Arbeit soll einerseits untersucht werden, wie deutsche Banken in Immobilien investieren und wie sie mit dem einhergehenden Risiko umgehen, andererseits soll untersucht werden, welche Rolle deutsche Banken im Rahmen der US-Subprime-Krise gespielt haben. Diese Arbeit geht der Forschungsfrage nach, inwieweit sich das Immobilien-Risikomanagement deutscher Banken seit der verheerenden Immobilienkrise vor ein paar Jahren verändert hat. Ein weiterer Fokus soll auf die momentanen Entwicklungen in China gelegt werden, da dort ein Pendant zur US-Subprime-Krise heranwächst. „Moody's warnte laut einem Bericht der Financial Times davor, dass der Zusammenbruch der chinesischen Immobilienbranche die Weltwirtschaft beeinträchtigen würde.“ An dieser Stelle kann schon vorweg genommen werden, dass sich in Hinsicht auf das Risiko im Bereich der Immobilienfinanzierung nur erschreckend verändert hat und dies soll im Zuge dieser Arbeit am Beispiel des chinesischen Immobilienmarktes aufgezeigt werden.

We study versions of a general equilibrium banking model with moral hazard under either constant or increasing returns to scale of the intermediation technology used by banks to screen and/or monitor borrowers. If the intermediation technology exhibits increasing returns to scale, or it is relatively efficient, then perfect competition is optimal and supports the lowest feasible level of bank risk. Conversely, if the intermediation technology exhibits constant returns to scale, or is relatively inefficient, then imperfect competition and intermediate levels of bank risks are optimal. These results are empirically relevant and carry significant implications for financial policy.
