Inhaltsangabe: Inhaltsverzeichnis:Inhaltsverzeichnis: Die politischen Zäsuren und Enteignungen im Gefolge der beiden Weltkriege, sowie der Auf- und Ausbau des geschützten Wohnungssektors haben zu einer weitgehenden Immobilisierung des Bodenmarktes und des gesamten Immobiliensektors in Österreich geführt. Erst in den 1980er Jahren ist es zu einem extrem raschen Aufschwung des Immobilienmarktes als Vorläufer und Begleiter des wirtschaftlichen Einigungsprozesses in der Europäischen Union gekommen. Die lang andauernde Periode einer weitgehenden Versteinerung des Immobilienmarktes ist damit zu Ende gegangen. Mehrere Faktoren wirkten hierbei zusammen. Erst der Wandel im politökonomischen System vom Austrokeynesianismus in Richtung auf neoliberale Tendenzen hat den Immobilienmarkt in Bewegung gebracht. Die anhaltende Flucht in die Sachwerte wird durch folgende Zahlen belegt: Mitte der 1990er Jahre waren vom geschätzten Privatvermögen der Österreicher in der Höhe von 7.500 Mrd. öS (545 Mrd. EURO) rund 40% in Immobilien angelegt. Im Jahr 1999 wurde das Immobilienvermögen vom Österreichischen Verband der Immobilientreuhänder jedoch bereits auf einen Wert von insgesamt mehr als 5.000 Mrd. öS (363 Mrd. EURO) geschätzt. Pro Jahr werden auf dem Immobilienmarkt in Österreich rund 140 Mrd. öS (10,17 Mrd. EURO) umgesetzt. Vor dem Hintergrund eines für die Zukunft im Prinzip unzureichend abgesicherten Pensionssystems haben Immobilien mittlerweile auch in den Wohlfahrtsstaaten Europas einen zentralen Stellenwert als Wertanlage und Instrument der Altersvorsorge errungen. Es besteht in breiten Schichten der Bevölkerung Konsens darüber, dass Grund und Boden ihren Wert auch über größere Zeiträume hindurch meist behalten, während Ersparnisse durch Geldentwertung, Währungsreform oder Börsencrash massiv an Wert verlieren können. Schließlich haben auch noch die in den letzten zehn Jahren auf ein Minimum abgesunkenen Zinsen für Sparguthaben und eine gewisse EURO-Skepsis zu einer Anlageflut in Sachwerte geführt. Der Generationswechsel ist seit den 1980er Jahren mit umfangreichen Erbschaften an Häusern und Grundstücken verbunden und bietet infolge der Erbteilung Anlass für zahlreiche Immobilientransaktionen. Eine parallel damit einhergehende wachsende Mobilität breiter Bevölkerungsschichten und letztlich auch eine seit den 1980er Jahren stark angestiegene Ehescheidungsrate haben zu einem regelrechten Boom auf dem heimischen Immobilienmarkt geführt.
