We propose a flexible framework that allows for the relationship between housing prices and their determinants to vary over time. Our model incorporates housing-specific characteristics and macroeconomic variables, while accounting for a gradual global trend that reflects the unobserved external environment. We estimate the trend and coefficient curves by local linear estimation and propose a bootstrap procedure for conducting inference. By employing monthly data from the Dutch housing market, covering 60 municipalities from 2006 to 2020, the proposed models show the capability to accurately describe the comovements of housing prices. Our results show strong statistical evidence of time variation in the effects of housing attributes and macroeconomic variables on prices throughout the entire sample period, revealing that the unemployment rate plays a crucial role between approximately 2012 and 2017. The extracted latent global trend reveals a significant influence of the economic environment and takes the shape of a leading indicator of the property market index. Moreover, we find that both the housing characteristics and the external environment explain comparably high proportions of the variation in housing prices, which stresses the importance of including both components in empirical analyses.

The hedonic technique is widely used, particularly in the US, but increasingly in Europe and Asia and has proved to yield important results and influence cost-benefit analysis. Many communities across the nation still lack affordable housing. And many officials continue to claim that “affordable housing” is an oxymoron. Building inexpensively is impossible, they say, because there are too many regulations. Required environmental impact statements and habitat protection laws, they contend, drive up the costs of construction. But is this actually true? In a comprehensive study of the question, the authors of this eye-opening book separate fact from myth. With admirable clarity, they describe the policy debate from its beginning, review the economic theory, trace the evolution of development regulation, and summarize the major research on the topic. In addition, they offer their own research, accompanied by a case study of two strikingly different Washington, D.C., suburbs. Using 16126 second-hand commercial housing samples collecting by web-crawl program in Beijing, China, this study develops traditional hedonic price model and spatial econometric models to quantitatively evaluate influential factors of housing prices in terms of housing structure, environmental and locational factors. Results show that locational factors, such as accessibility to subway, CBDs and schools, outperform other non-spatial factors as 6 locational variables explain 64% of variance. Most of housing structure variables have expected sign except floor position which manifests Beijing customers prefer middle floor. This finding does not agree with the evidence from southern Chinese cities where high floor charges higher price. We convince that this idiosyncrasy of Beijing reflects customers’ concern to safety during disasters such as earthquake and fire. Results also demonstrate customers’ desire to higher green ratio within community and closer distance to parks. We develop a feasible methodology for acquiring accurate NDVI in urban environment and test its validity in Beijing for the first time. We also demonstrate the existence of spatial error and spatial lag dependence in Beijing housing price using Lagrange Multiplier and successfully eliminate spatial dependence using spatial error (SEM) and spatial lag Model (SLM). The comparison of OLS and SEM suggests that OLS has overestimated the capitalization of housing structure and educational factors, whereas underestimated the effects of environmental, transportation and commute factors. The significant Rho (74.88%) in SLM model demonstrates the spatial spill-over effects caused by the interaction of nearby housing price and this effect is greater than other Chinese cities, such as Chengdu (Rho=19.2%) and Hangzhou (Rho=45.7%). This phenomenon can be partially explained by the potential speculation and booming of Beijing housing market.
