In diesem Zusammenhang werden die Veränderungen analysierter Faktoren aufgezeigt. Die hauptsächliche Hypothese sagt aus, dass Nachhaltigkeit aktuell und in Zukunft unausweichlich sein wird. Nachhaltigkeit ist zwar kurzfristig gesehen teuer, wirkt sich aber langfristig positiv auf Umwelt, Wirtschaft und Gesellschaft aus. Neben dieser Hauptthese werden folgende weitere Thesen untersucht: Ohne Energieeinsparung und erneuerbare Energien gibt es keine zukunftsfähigen Projekte. Internet und allgemeine Vernetzung gewinnen in der Immobilienbranche und vor allem der Immobilien-Projektentwicklung zunehmend an Einfluss. Finanzierungsmodelle haben sich grundlegend verändert, insbesondere nach der weltweiten Finanzkrise 2008 und deren Folgeerscheinungen. Die demographische Entwicklung ist zu einer wichtigen Einflussgröße des Immobilienmarktes geworden. Bezüglich der Themenstellung gilt es zunächst zu klären, was unter Immobilien-Projektentwicklung zu verstehen ist und was genau Immobilienprojekte sind. Ein Immobilienprojekt ist im weitesten Sinn ein Neubauprojekt oder ein Bestandsobjekt, welches geplant, gebaut bzw. saniert und ggf. bewirtschaftet wird. Darauf basiert die Immobilien-Projektentwicklung (engl.: development). Unter dieser versteht man im Wirtschaftssektor Immobilien „die Konzeption und Erstellung meist größerer Immobilienprojekte. Aufgabe der Projektentwicklung ist eine sinnvolle Kombination der Faktoren Standort, Kapital und Projektidee zu entwickeln und diese auch zu realisieren.“ Aus dieser Definition lässt sich bereits ableiten, womit ein sogenannter Projektentwickler seine täglichen Ausführungen vollzieht. Die Projektentwicklungsbranche wird auch als Königsdisziplin im Immobilienbereich bezeichnet, da Beschäftigte die Rahmenbedingungen und vor allem deren Veränderungen stets im Blick haben müssen.
