The rapid development of textual analysis techniques has paved the way for automatic sentiment analysis. Many studies have been focusing on using sentiments disclosed from social media to predict the financial market performance. We evaluate a number of real estate sentiment indices to ascertain current and forward-looking information content that may be useful for forecasting demand and supply activities. Analyzing the dynamic relationships within a Vector Auto-Regression (VAR) framework and using the quarterly US data over 1988-2010, we test the efficacy of several sentiment measures by comparing them with other coincident economic indicators. Overall, our analysis suggests that the sentiment in real estate convey valuable information that can help predict changes in real estate returns. These findings have important implications for investment decisions, from consumers' as well as institutional investors' perspectives.

This paper establishes a rigorous framework for sentiment analysis applications in finance. First, we present a thorough review of the latest academic literature, including both methodological advancements and findings. Second, we categorise and analyse the different sentiment analysis techniques, from lexicon-based approaches, to machine learning, and the latest powerful Bidirectional Encoder Representations from Transformers (BERT) models. Third, we conduct an empirical evaluation of the performance of 31 different sentiment analysis methods based on a sample of 20,000 Glassdoor company reviews, using a variety of different metrics and across seven different experimental settings. We show that BERT models perform the best, followed by the machine-learning models (although here there is considerable variance between the different word embeddings and classifiers), and lastly the lexicon-based approaches. The experiments also show that all models perform best when assessing the sentiment of positive or negative statements or distinguishing between one and five star reviews, but more caution must be employed when including more ambiguous cases (two star and four star reviews) or using a multi-class sentiment division (positive, negative or neutral) rather than binary. The majority of previous analysis of sentiment from Glassdoor reviews has focused on the star ratings but our findings suggest that analysis of the sentiment of textual comments may add further nuance.
