For many years, visitors traveling to San Francisco came via ferry, and the Ferry Building, one of San Francisco's most famous landmarks, stood ready to welcome them. In the 1920s, the Ferry Building was the world's second-busiest transit terminal (after Charing Cross, London), with more than 50,000 people a day passing through the elegant structure, designed by architect A. Page Brown and opened in 1898. When the 1906 earthquake struck and the ensuing fire was destroying the city, the venerable waterfront icon stood above the ruins, giving residents hope that the city would recover and rise from the ashes. By 1939, with the Golden Gate Bridge and the Bay Bridge both open, ferry traffic fell off. By the late 1950s, ferry service ended altogether, and the building's beautiful facade was blocked by the double-decker Embarcadero Freeway. With the freeway's demise after the 1989 Loma Prieta earthquake, the Ferry Building was restored and reopened in 2003. It is once again a beacon of civic pride, a landmark listed in the National Register of Historic Places, and a public space that anchors the San Francisco waterfront.

Market Street forms the vertebrae of San Francisco. First surveyed in 1847 by Jasper O’Farrell, the boulevard was laid out to provide a transition between two opposing grids. Intended to become the city’s main and widest thoroughfare, it rapidly became the busiest. In the mid 19th century, San Francisco was regarded as the most developed western American outpost of urbanity, sophistication and refinement. By the conclusion of the century, its reputation rivaled many East Coast cities. Market Street became the base for cable car and horse car lines providing service along the local commercial corridor and connections to distant transfer destinations. The 1906 catastrophic San Francisco Earthquake and Fire briefly halted development. During the reconstruction, the Market Street cable car lines would be entirely removed and replaced by electric streetcars. Automobiles would replace streetcars. During the 1970s, the introduction of the subterranean Bay Area Rapid Transit system (BART) alleviated some of the traffic congestion. This edition is an architectural survey of Market Street’s historical and contemporary buildings accompanied by historical profiles. A Negotiated Landscape examines the transformation of San Francisco's iconic waterfront from the eve of its decline in 1950 to the turn of the millennium. What was once a major shipping port is now best known for leisure and entertainment. To understand this landscape Jasper Rubin not only explores the built environment but also the major forces that have been at work in its redevelopment. While factors such as new transportation technology and economic restructuring have been essential to the process and character of the waterfront's transformation, the impact of local, grassroots efforts by planners, activists, and boosters have been equally critical. The first edition of A Negotiated Landscape won the 2012 prize for best book in planning history from the International Planning History Society. Much has changed in the five years since that edition was published. For this second edition Rubin provides a new concluding chapter that updates the progress of planning on San Francisco's waterfront and examines debates over the newest visions for its development.
