The German real estate market is influenced by the activity of the Anglo-Saxon investors and so the word asset management becomes more and more famous. This paper deals with the important real estate asset management strategies, such as life cycle costs, redevelopment, Markowitz-Theory and diversification and sale and lease-back. They will all be explained and especially the redevelopment supported by some practical examples. Also there is a small overview about what assets could be and how important real estate in this context is. Today the topic asset management and its strategies are very important, because it becomes in the course of the professionalizing of the real estate management a basic instrument. The process of finding the right strategies, like the methods according to McKinsey or the Boston Consulting Group won't be mentioned or explained. Otherwise it would extend the scope of this work. In the last part follows a short summary and a closing conclusion.

Die spezielle Situation, die derzeit auf dem Kieler Wohnungsmarkt herrscht, lässt viele Privatinvestoren „blind“ investieren. Hierzu zählen deutsche aber vermehrt auch dänische Privatleute. Es hat sich gezeigt, dass Privatinvestoren im Kieler Immobilienmarkt die Möglichkeit der Zuhilfenahme von Gutachtern und Beratern nicht nutzen. Makler und Immobiliengesellschaften bieten zwar die Möglichkeit ein Wertgutachten zu erstellen, allerdings verlangt es die Besonderheit des Marktes derzeit, schnelle Entscheidungen zu treffen, so dass meist weder für die Einsichtnahme in Gutachten, Objektbesichtigungen oder die Erstellung eigener Gutachten Zeit bleibt. Institutionelle Investoren nutzen grundsätzlich Gutachter und Berater bei der Objektbetrachtung und ziehen aus dieser Aufwendung ganz gezielt einen Nutzen. Gutachter und Berater haften für ihre Leistungen gegebenenfalls mit Gewährleistungen und Garantien. Diese Garantieleistung kann der Auftraggeber juristisch gegenüber dem Gutachter, dem Verkäufer und zur Dokumentation der Investitionsentscheidung gegenüber den Anlegern verwenden. Gutachter und Berater begleiten den Kaufprozess von institutionellen Investoren also mit investitionsentscheidender Wichtigkeit. Warum nutzen institutionelle Investoren die Möglichkeit, Gutachter und Berater mit in die Verantwortung bei einer Kaufentscheidung zu ziehen, während Privatinvestoren sich lediglich auf Aussagen von Maklern oder Vermittlern und ihre eigene Erfahrung verlassen, nur weil der Markt schnelllebig ist?
