No início de um empreendimento imobiliário, basicamente, o empreendedor possui duas alternativas para capitalizar os recursos necessários para viabilizar a execução da obra e financiar as demais despesas envolvidas como a publicidade e outras despesas de comercialização: a antecipação das vendas e a captação de financiamentos aliada ao aporte de recursos próprios. A antecipação das vendas de unidades imobiliárias inacabadas é uma prática comum entre investidores do mercado imobiliário, que a praticam como forma de contenção dos custos de construção e para reduzir o risco de, ao final da construção, não conseguir comercializar as unidades em tempo para cobrir os custos do empreendimento. Tal prática, no entanto, apresenta algumas desvantagens econômicas. Além do valor de venda apresentar um deságio em relação ao valor do produto acabado, as vendas podem se concretizar em um momento que o Custo Unitário Básico (CUB) se encontra em baixa. Vale ressaltar que, geralmente, os valores de venda são vinculados ao valor do CUB, como forma de acompanhar a variação inflacionária. A alternativa para a antecipação das vendas seria a aquisição de financiamentos que, de acordo com os seus encargos e prazos de pagamento, pode se tornar economicamente inviável para o investimento. O objetivo geral desta dissertação é identificar o momento economicamente ideal para iniciar o aporte de recursos externos em um empreendimento imobiliário. Além de apresentar as principais formas de comercialização de empreendimentos imobiliários, é demonstrado que as técnicas tradicionais de análise de investimentos (Valor Presente Líquido e Taxa Interna de Retorno) não são capazes de avaliar o momento ideal da construção, no qual as alternativas para captação de recursos se tornam economicamente atrativas. A Teoria das Opções Reais, por sua vez, por ser capaz de agregar flexibilidade em sua análise, consegue avaliar o momento economicamente ideal para iniciar o aporte de recursos externos, seja por meio da comercialização do empreendimento ou por meio da aquisição de financiamentos. O modelo para opções de conversão desenvolvido nesta dissertação é aplicado em um estudo de caso de um empreendimento imobiliário residencial. Ao final, o modelo não só consegue identificar o momento economicamente ideal para iniciar o aporte de recursos externos, mas seu resultado se configura como um plano de contingências que permite ao empreendedor tomar decisões estratégicas sobre a forma de aportar recursos, ao longo de todo o período de construção do empreendimento.

Instead, they found that they had exchanged old forms of political and economic dependence for a new kind of dependency on the international capitalism of multinational corporations.
