Fachhochschule Köln, Sprache: Deutsch, Abstract: Seit der Finanzkrise stellt sich die Frage, aus welchem Grund die Auswirkungen der Krise in den USA größere Spuren als in Deutschland hinterlassen haben. Selbst auf dem Höhepunkt der Krise waren die deutschen Immobilienfinanzierer noch in der Lage Kredite zu vergeben. Gründe für diese Möglichkeit waren in besonderem Umfang die Vergabe des Realkredits und die damit verbundene Eigenkapitalunterlegung nach Basel II, die zu einem geringeren Risiko bei gewerblichen Immobilien geführt haben. Eine Immobilienfinanzierung von gewerblichen Immobilien erfordert hohe Investitionsvolumen und bindet das eingesetzte Kapital auf lange Zeit. Daher reichen die Eigenmittel eines Investors in der Regel nicht aus, um eine Immobilie zu realisieren. Auch wenn genügend Eigenkapital vorhanden wäre, könnten im Einzelfall verschiedene Aspekte (u. a. steuerliche) für eine Fremdfinanzierung sprechen. Um die Finanzierungslücke zwischen geplanter Investitionssumme und dem vorhandenen Eigenkapital zu schließen, bieten sich eine Vielzahl von Finanzierungsalternativen an. Neben dem Realkredit etablieren sich auch innovative Finanzierungsinstrumente, welche sowohl auf Nachfrage- als auch auf Anbieterseite entstanden sind. Insofern ist eine erfolgreiche Immobilieninvestition von der Auswahl des individuellen und richtigen Finanzierungskonzeptes abhängig. In dieser Hausarbeit soll der Realkredit als wesentlicher Bestandteil einer Immobilienfinanzierung vorgestellt werden. Im Folgenden wird dabei zuerst die private und gewerbliche Immobilienfinanzierung erläutert, um dann auf die Charakteristika des Realkredits einzugehen. Danach werden die Bedeutung des Realkredits für die gewerbliche Immobilienfinanzierung verdeutlicht und die aktuellen Entwicklungen in der Immobilienfinanzierung angesprochen. In dem letzten Abschnitt der Hausarbeit werden abschließend die Auswirkungen von Basel II in Bezug auf den Realkredit und auf die gewerbliche Immobilienfinanzierung dargestellt.
