Der K lner B roimmobilienmarkt hat sich im Vergleich zu anderen Gro st dten in den letzten Jahren sehr gut entwickelt. Aktuell wird von einem Bestand von ca. 8,8 Millionen m BGF ausgegangen. Vorliegende Recherchen bzw. Erhebungen weisen einen Leerstand von ca. 880.000m BGF aus (Leerstandsquote somit 10 Prozent). Auf Grundlage der vorliegenden Bulwien-Gesa-Studie zum B roimmobilienmarkt K ln liefert die vorliegende Studie zun chst eine detaillierte Analyse zum Leerstand dieser Immobilien. Insbesondere wird die Zuordnung der Leerstandsobjekte nach Objektgr en, Baualter, Geb udetypen, Komplettleerstand etc. dargestellt. Im Anschluss werden m gliche typische Umnutzungskonzepte erarbeitet, die sich aus der Geb udestruktur ergeben. Unter Einbeziehung der Standortproblematik findet zudem eine m gliche Einsch tzung der Umnutzungskonzepte statt. Aus den Erkenntnissen dieser differenzierten Analysen wird abschlie end eine Projektstudie f r eine ausgew hlte Immobilie erstellt. Das Umnutzungskonzept wird in qualitativer Hinsicht analysiert und bewertet. Auf Grundlage der baulichen Ma nahmenbeschreibung erfolgt schlie lich eine Kostensch tzung nach DIN 276. Basierend auf den entsprechenden Fl chennachweisen werden Wirtschaftlichkeits- und Ertragswertbetrachtungen aus Sicht des Investors und der Bank dargestellt.

However, there are two main competing theories that argue how a company should be run: the shareholder approach and the stakeholder approach. On the one hand, the shareholder approach claims for profit maximisation of the shareholder as the only objective of business. On the other hand, the stakeholder approach suggests satisfying the interest of various stakeholders. In practice, shareholder models have dominated in the past. However, corporate scandals and the financial crisis have raised doubts about that model and led to a loss of trust.
