Mittlerweile hat sich das Crowdfunding zu einer ernsthaften Finanzierungsmöglichkeit entwickelt. Ein berühmtes Beispiel für ein Crowdfunding- Projekt im deutschen Raum ist die Serie „Stromberg“ im Jahr 2011, als für diese ein Kapital von einer Millionen Euro gesammelt wurde. Eine Betrachtung der letzten Jahre zeigt, dass die üblichen Kreditfinanzierungen durch Banken im Bereich der Immobilien nicht mehr unangefochten im primären Fokus der Finanzierungsmöglichkeiten stehen. Besonders durch die Einführung des Kleinanlegerschutzgesetzes im Jahre 2016 rückte im Bereich des Crowdfunding das Real Estate Crowdfunding immer mehr in den Vordergrund. Allerdings besitzt diese Form der Finanzierung gewisse Risiken. Zusätzlich bietet sie nicht die Möglichkeit als Vollfinanzierung verwendet zu werden. Jedoch kann durch diese Form des Investments sowohl eine direkte als auch indirekte Form der Investition in Immobilien erfolgen und das bereits mit kleinen Geldbeträgen. Zuletzt bleibt die Frage bestehen, ob das Real Estate Crowdfunding eine alternative Finanzierungsform für Projektentwickler ist, oder ob es sich dabei gar um eine disruptive Finanzierungsform handelt.

German Abstract: Aktuelle Entwicklungen im Rahmen der digitalen Revolution und auf dem klassischen Kapitalmarkt haben die Finanzierungsquellen für die Immobilienwirtschaft erweitert. Dieser Artikel analysiert in einem theoretischen Teil die Chancen und Risiken, die mit der Finanzinnovation "Crowdfunding“ im Bereich der Immobilieninvestition verbunden sind. Das Volumen und damit auch die Bedeutung dieses Finanzierungssegments stieg dabei in den letzten Jahren überproportional. Im empirischen Teil wird ein Datensatz deutscher Immobilienplattformen verwendet, um den Effekt der wichtigsten Einflussfaktoren für den geforderten Zinssatz und für den Finanzierungserfolg zu quantifizieren. Erkennbar ist, dass vor allem die Wahl der Plattform maßgeblich für die Höhe des Zinssatzes ist. Weiterhin wird deutlich, dass der Finanzierungserfolg neben der Plattform auch von der Gestaltung der Projektbeschreibungen abhängig ist. Der Erfolg bisheriger Plattformen, der sich in einer hohen Nachfrage und durch teilweise vorteilhafterer Konditionen im Vergleich zu einer traditionellen Finanzierung ergibt, lässt den Schluss zu, dass "Crowdfunding“ eine Alternative oder Ergänzung für Nachrangdarlehen in bestimmten Bereichen der Immobilienwirtschaft darstellt.
