Amalan tebus guna tanah mula diperkenalkan di Kota Melaka pada tahun 1511 oleh penjajah Portugis dalam pembinaan pelabuhan di muara Sungai Melaka dan kubu pertahanan A’ Famosa menggunakan batu laterit, kemudiannya penjajah Belanda dalam pembinaan bangunan Stadthuys dan akhirnya penjajah Inggeris dalam pembinaan bandar kolonial di Pulau Pinang yang menggunakan teknik binaan batu bata. Sehingga kini, tebus guna tanah dan teknik binaan batu bata masih diamalkan dalam pembangunan reka bentuk bandar dan seni bina selepas kemerdekaan Malaysia. Buku ini mengetengahkan masalah dalam amalan tebus guna tanah dan teknik binaan batu bata terhadap pembangunan reka bentuk bandar dan stail seni bina di Malaysia. Amalan tebus guna tanah ini tidak lestari dan kurang sesuai dengan alam persekitaran di rantau ini. Kerakusan pembangunan ala kolonial ini telah mengakibatkan berlakunya bencana alam yang lebih kerap dan dahsyat. Justeru, amalan ini perlu dikurangkan dan digantikan dengan amalan binaan yang lebih holistik melalui kaedah binaan tradisional menggunakan sistem binaan pelantar. Buku ini membincangkan amalan binaan tradisional yang lebih mesra alam, tidak seperti amalan tebus guna tanah yang telah dipraktikkan sejak sekian lama.

Reka bentuk bandar dan seni bina merupakan gambaran fizikal yang dapat diamati dengan mata kasar. Walau bagaimanapun, ia agak susah untuk difahami oleh masyarakat Malaysia jika perkembangan hala tujunya tidak digambarkan secara naratif mengikut matrik masa. Hasil kajian mendapati hala tuju reka bentuk bandar dan seni bina di Malaysia berkembang dalam tiga fasa iaitu tradisional, kolonial dan moden. Setiap fasa menceritakan dominasi setiap reka bentuknya. Fasa tradisional mempunyai reka bentuk setempat yang berevolusi mengikut geografi dan teknologi setempat. Ia dapat dilihat dalam reka bentuk bandar dan seni bina perkampungan nelayan. Terdapat beberapa corak kampung nelayan yang terdapat di Semenanjung Malaysia membentuk bandar kecil dan besar sehingga dapat dihuni oleh 10,000 orang. Fasa kolonial pula mempunyai reka bentuk neo-klasik yang diimport daripada negara asal penjajah terutamanya orang-orang Inggeris semasa membuka pelabuhan dan membangun ekonomi import-eksport (monetary economy) di Tanah Melayu. Reka bentuknya disesuaikan dengan iklim tempatan untuk bandar dan seni bina yang dihuni oleh masyarakat pedagang dengan penempatan grid informal serta berkonsep pecah dan perintah. Fasa ketiga adalah reka bentuk moden untuk masyarakat industri di bandar yang datang daripada luar bandar untuk pekerjaan. Untuk mengawal masalah kesesakan penduduk bandar, konsep Bandar Taman telah digunakan dalam reka bentuk bandar baru dan taman peruma han. Seni bina kotej ringkas yang mampu milik dibina untuk memenuhi permintaan unit rumah oleh populasi bandar yang merangkumi lebih daripada 75% daripada jumlah penduduk Malaysia. Kotej ringkas ini berevolusi daripada empat stail reka bentuk iaitu pra-moden, moden, pasca moden dan neo-minimalis.
