Planning Public Policy And Property Markets written by David Adams and has been published by John Wiley & Sons this book supported file pdf, txt, epub, kindle and other format this book has been release on 2008-04-15 with Business & Economics categories.

The focus of this book is on how public policy - and especially the planning system - both shapes and reflects the essential characteristics of land and property markets. It challenges the common misconceptions that property markets operate in isolation from public policy and that planning permission is the only significant form of state intervention in the market. Planning, Public Policy & Property Markets contends that effective state-market relations in land and property are critical to a prosperous economy and a robust democracy, especially at a time when development aims to be sustainable and environmental protection needs to be matched by urban and rural regeneration. The book thus reflects an increased realisation among academics and practitioners of the importance of theoretical integration and ‘joined-up’ policy-making. Its rounded perspective addresses a significant weakness in the academic literature and will encourage broader debate and a more pluralist agenda for property research. Prominent contributors present important new research on different market sectors and policy arenas, including regeneration and renewal, housing growth, housing planning, transport and economic competitiveness, while the editors specifically draw out more general lessons on the dynamic nature of the state/property market relationship in a modern economy. This book will encourage all those involved in property research who strive for theoretical and practical connectivity to demonstrate that, just as property market operations cannot be analysed without understanding state processes, policy decisions cannot be taken without an appreciation of how the market operates.

Housing Welfare And The State In Europe written by Mark Kleinman and has been published by Edward Elgar Publishing this book supported file pdf, txt, epub, kindle and other format this book has been release on 1996 with Business & Economics categories.

This text identifies a divergence in housing policy between a majority of relatively affluent owner-occupiers and a minority of badly housed or homeless. The well-housed majority have preoccupied public policy across Europe, and this trend has been particularly noticeable in Britain, with elections won and lost on the level of the mortgage rate rather than the level of housing output. The author offers insights into the future direction of public policy as a whole, the balance between economic and social goals, and the relative emphasis given to free markets and state intervention in a variety of countries.

Solving The Uk Housing Crisis written by Daniel Rossall Valentine and has been published by this book supported file pdf, txt, epub, kindle and other format this book has been release on 2017-10-17 with categories.

Britain has become a country divided into two nations, people who are on the property ladder and who are benefiting from property price rises, and those who are not on the ladder and fear never being able to get onto the ladder since property prices are rising faster than salaries. This second group face a lifetime living at the parental home or being at the mercy of rolling 12 month tenancies.Building more houses, despite being the solution most widely touted, is not the answer to the UK's housing crisis. In the face of demand from both domestic and overseas investors who see housing as a safe haven for their money, building more houses will have no downward effect on prices. The author proposes a radical package of policy measures that will eliminate the artificial inflation of house prices which has occurred over the last twenty years. These policy measures, if enacted, will reunite the UK, by enabling young British people once again to realistically aspire to own their own homes.Politicians and commentators in the UK have shown a lack of ideas in relation to solving this crisis. Media understanding and analysis of economic and fiscal matters in the UK is very weak, and highly dependent on the press releases of Government and industry bodies. The UK's powerful housing lobby has stepped into this intellectual vacuum by promoting house-building as the solution. However, this report demonstrates that new houses cannot be the primary solution to this immense problem. It is pure fantasy to think that the global demand for British houses can ever be met. Every town and village in the South of England would be ruined by millions of under-sized and under-quality flats and houses before demand was close to being met from the world's 15 million strong financial elite, and house prices would still keep on rising. The solution to the UK's housing crisis lies not in the creation of new housing stock but in changing the usage patterns of existing stock. This report urges that measures are taken to limit the investment demand for houses. It is investment demand (not the commonly mentioned "shortage of new houses") that has corrupted the housing market in many areas and pushed average house prices out of the reach of average citizens. The solution to the housing crisis is similar to the solution to the banking crisis of 2007/8. Just as consumers had been damaged because banks had failed to separate high-street banking from an increasingly aggressive and dominant investment banking operation that was driven by an excess of elite money, so the UK housing market needs separating from a global investment market. Since housing has become an investment market, it should be regulated closely like other investment markets. The process of market separation is neither complex nor expensive and it will once again allow British citizens to own a share of their own nation. This report focuses on the international aspect of this problem, the issue of foreign buyers, since their role in price inflation is both substantial and relatively simple to restrict.

Breaking the country-specific boundaries of traditional housing policy books, Remaking Housing Policy is the first introductory housing policy textbook designed to be used by students all around the world. Starting from first principles, readers are guided through the objectives behind government housing policy interventions, the tools and mechanisms deployed and the outcomes of the policy decisions. A range of international case studies from Europe, Asia, Africa and the Americas illustrate the book’s general principles and demonstrate how different regimes influence policy. The rise of the neo-classical discourse of market primacy in housing has left many countries with an inappropriate mix of state and market processes with major interventions that do not achieve what they were intended to do. Remaking Housing Policy goes back to basics to show what works and what doesn’t and how policy can be improved for the future. Remaking Housing Policy provides readers with a comprehensive introduction to the objectives and mechanisms of social housing. This innovative international textbook will be suitable for academics, housing students and those on related courses across geography, planning, property and urban studies.

Understanding Housing Finance written by Peter King and has been published by Routledge this book supported file pdf, txt, epub, kindle and other format this book has been release on 2009-01-13 with Business & Economics categories.

One of the biggest challenges for students of housing is understanding the financial principles which underpin the place of housing in the wider economy. By taking a political economy approach, Peter King's Understanding Housing Finance makes the basic principles of the subject accessible, without requiring detailed prior knowledge of economics or financial systems. The book explains housing finance by exploring the way in which markets and governments react together. It takes a conceptual approach to consider the advantages and limits of housing markets and why governments intervene. The consequences of intervention are explored in detail using examples of housing subsidy systems and policy mechanisms such as rent control, housing allowances and subsidies to owner occupation. This is a key reference for students on housing and planning courses at both undergraduate and postgraduate level. The book’s approach means that its relevance is not confined to one particular housing system, but is useful for those studying housing finance in most developed and developing countries.

Choice And The End Of Social Housing written by Peter King and has been published by Hobart Papers (Paperback) this book supported file pdf, txt, epub, kindle and other format this book has been release on 2006 with Political Science categories.

Peter King shows how the arguments in favour of central and local government control of so-called social housing do not stand up to close scrutiny. Indeed, the policy of the current government will be ineffective in pursuing the government's own aims. Instead, Peter King shows how directing subsidies through the consumers of housing can achieve better housing without political control.
