Excerpt from Successful Houses and How to Build Them An inherent desire seems to be born in every one to have a home of one's own, - to posses a little place, however small, - to be one's own lord and master. This desire is natural. It betokens a healthy mind, a worthy ambition, - a lofty ideal. There are many reasons why it is not to one's best interests to rent. Recall the most responsible men and women of any town and you will find they are the property owners. The man who does not own his home is looked upon by others as an underling or weakling. He is regarded in the eyes of his neighbors as lacking in initiative, in the eyes of his family he is considered unfortunate, in his own mind he realizes that he has never quite achieved success. Look about and see the men on small salaries who own their homes. They have toiled no harder than others, but rigid economy has made it possible to squeeze out a few dollars a month to apply to their house contract, and in after years they have something to show for the money expended. Why should we help to support our landlord? If a small amount of capital invested each month by those who have not the ready cash to pay for a house and lot will in the end provide a home, why not use these sums in that way instead of handling them to the landlord, enriching him at our own expense? Excerpt from How to Select a Plan and and How to Build a House The desirability of building modern houses, especially those of moderate cost, to rent, to sell or to live in, is now very well understood. -but there are many who have given the subject no serious attention, although they have the means with which to build. Such persons make a serious mistake, and they will realize some day with regret that they have paid out for rent more than sufficient to have built desirable houses. There are no real difficulties in the way Of building, even by those of no experience whatever, when our drawings, specifications and directions are followed. Excerpt from Home Building and Furnishing: Being a Combined New Edition of "Model Houses for Little Money" And "Inside of 100 Homes" In presenting in book form the accompanying designs of houses which have appeared from time to time in The Ladies' Home Journal, it is, perhaps, desirable that a word of explanation from me should accompany them. The articles were designed to be of aid in the building of small homes, the designing of which is too frequently left to builders or others ignorant of architecture as an art, and not always skilled in using to the best advan tage the space available. In their magazine publication the articles found an acceptance as testified by the fact that over 500 houses were built in one year from the plans given. It is hoped that in book form the plans may con tinne to prove of value to prospective house builders. Moreover, it is hoped that they may stimulate the demand for good plans, and so prove of benefit to architects at large; for, as has been urged in the articles, they are in no sense intended to take the place of the ser vices of a trained architect. Each house is a problem requiring the best skill of an expert, none more so than the small house which must be inexpensive, yet which is desired to be just as artistic as the largest. Excerpt from Successful Houses There are comparatively few people who at one time or another do not have to face the problem of household furniture and decoration, and who do not at such times experience a sensation of comparative helplessness. To assist them there have been published two classes of books only, one in which the information is of the most shocking character, utterly devoid of taste, judgment or good sense; the other in which the laws are of a learned and technical character, but difficult of application by private persons in their own homes. Many of the latter class of publications are great authority, and could their intent be thoroughly absorbed would lead to radical improvements in the popular ideal of household decoration; but unfor tunately, besides the ponderous text, the illustrations are usually chosen from views of palaces and other great houses, and convey no suggestions to the discouraged housewife with a few hundred dollars to expend at most. The author in this volume has attempted to take another course, to describe, without formulae, certain undeniable principles, to indicate their application, and to illustrate the result by giving pictures of the interiors of eminently good houses. Some of these are inexpensive, some compara tively costly, but all are the homes of private citizens without any especial pretense of great wealth. The author is indebted for this opportunity to the series of articles published in The House Beautiful, entitled Successful Houses, for which the owners have allowed these photographs to be taken. Excerpt from The Honest House: Presenting Examples of the Usual Problems Which Face the Home-Builder, Together With an Exposition of the Simple Architectural Principles Which Underlie Them It is difficult indeed for us to create a house which is expressive of the owner, and at the same time consistent in all of its parts, true to a chosen style or character, and containing throughout the elements of good design, for the Sim ple reason that we are still young as a people, our social traditions are not so well established as to indicate clearly what is to be our future, and in consequence, what will be the character of the homes which will result. In our larger houses we are very likely to draw our inspiration from widely separate and distant fields, and we bring into them the accumulated art of the centuries past, and of the whole world. So it is no wonder that in these hustling times, when our days are filled with a multitude of interests, that we sometimes feel that we are strangers in our own homes. Then too, a spirit of pride and emulation is often wrought into the building of our larger houses, and often this motive, working unconsciously in the minds of both the owner and the architect, acts as a Chinese Wall, separating us from our ideals and the things which we actually accomplish. Excerpt from How to Build a Home: The House Practical; Being Suggestions as to Safety From Fire, Safety to Health, Comfort, Convenience, Durability, and Economy One builds a home, as a rule, but once in a lifetime. Unless an architect or builder by profession, he is liable to make serious mistakes, and to overlook many things which would conduce to the comfort and safety of himself and his family. Even if he be an architect or builder, he will do well not to rely entirely upon his own knowledge, but to consult others. While he will be likely to escape oversights in proportion as he has had experience, especially if he has been systematic in preserving notes from time to time of discoveries and details for which the memory cannot be relied upon, it is safe for him to assume that some of his acquaintances, especially if experts, may know some things which he does not. Excerpt from The Construction of the Small House: A Simple and Useful Source of Information, on the Methods of Building Small American, Homes, for Anyone Planning to Build Immediately after the war the housing shortage made itself very evident, because the landlords discovered that it existed, and realized that they had it within their power to exact extortionate rents. Statisticians got busy and put their heads together and informed the public that within the next five years there would have to be built some 3,300,000 new homes to properly house the people. The building magazines likewise were predicting great things in construction, and all in the building industry were looking for fat years of prosperity, for here was the need and there was the pressure of the high rents. Why should not the thousands of families that had waited build now, when they saw their money going to waste in high rents? All kinds of advertisements were sent out to urge the public to build, and own-your-own-home shows sprang up in every large city, and one could find plenty of builders who would say that one should build immediately, before prices went higher. Excerpt from Hodgson's Modern House Building: Perspective Views and Floor Plans of Fifty Low and Medium Priced Houses The correctness of these plans is guaranteed by the fact that each one of them has been submitted to an expert builder in order to dis cover'if any discrepancies existed after leaving the architect's study, and to see whether the specifications and plans agreed; and we may add, that many houses have been erected direct from plans published in this work, and we have yet to hear the first complaint. These facts are significant, inasmuch as they show that almost any country mechanic can follow the plans without difficulty, and com plete his building to the satisfaction of all concerned.
