Using a partially constructed panel database of 48 Sub-Saharan African countries from 2000 to 2013, this paper analyzes the structure of housing finance in Africa, its determinants, and its impact on inclusive growth. The findings show that market capitalization and urbanization are key positive determinants of housing finance, and the post-conflict environment is conductive to greater housing finance development. This result suggests that housing finance is driven by standard market forces of demand and supply. In addition, the analysis finds that housing finance development in Africa is not yet an effective tool for reducing economic inequality, at its current, very early stage. However, the paper shows that above a given threshold, housing finance could be efficient at reducing inequality. Finally, there is a slightly positive relationship between housing finance and greater economic development in Africa. All these findings suggest that policies to boost housing finance development in Africa would be fruitful in the medium to long terms.

The purpose of this Master thesis is to predict the future of African real estate and construction in a context of strong economic growth. We started by describing the various phenomena currently happening across the continent and impacting the real estate demand, in particular demographic explosion and income growth. Moreover, we discussed the main sources of opportunities for this market to keep on growing, such as infrastructure shortage or current regulatory changes that started to take place in some countries. In the second chapter we analyzed the evolution of European construction output in the last years. We found evidence that yearly production of this sector is significantly correlated to income growth and population growth. Other main findings were the temporality of this relation (with construction anticipating variations in the other variables) and the strong differences between rich Scandinavian and Western European countries compared to their Eastern counterparts. Based on our results in the first part of this thesis, we used the coefficients to predict the yearly growth of African construction output. According to our model, it should average a high rate of around 12% per annum, driven by both economic surge and high population growth. Finally, we pointed out some characteristics inherent to the African continent (inequalities, lack of foreign investments, etc.), which could modify the projections that were made.
