Sustainable Refurbishment Governments across the EU and developed countries are increasingly being directed towards improving existing built stock as a key ingredient to meeting climate change challenges. This guide to green ‘retro-fitting’ for corporate real estate, facility managers and occupiers struggling to reduce their building’s carbon footprint will help in the planning and management of a sustainable refurbishment programme. Sustainable Refurbishment is structured into four parts: the first gives the context, together with an overview on sustainable development and refurbishment projects separately, and the value gained from a sustainable refurbishment. Part Two details the regulatory and financial drivers, together with market pressures, and provides an overview of where this is leading, giving the implications for sustainable refurbishment. Part Three provides technical support on carbon measures, helping to determine the feasibility of good practices as part of the refurbishment. Included is a review of energy efficiency, renewable and low carbon technologies and embodied carbon to enable lifecycle carbon calculations, together with the necessary behavioural change aspects needed to embed the changes. Linkages and benefits between the technologies will be highlighted. Part Four reviews refurbishment from a wider environmental perspective, understanding the challenges and opportunities that exist for particular developments from a materials, water, biodiversity and transport perspective. Throughout the book, checklists are provided on typical activities and best practice; these are expanded through relevant case studies and examples to show-case previous good practices and lessons learnt. The book’s structure allows a matrix approach, with Parts Three and Four containing the technical information necessary to deliver sustainable refurbishment. The book provides a much-needed link between policy-level commitment and detailed technical delivery. This easily digestible and authoritative review of the key issues in green retro-fitting is crucial for facilities managers; building surveyors; property managers/owners; and corporate real estate involved in sustainable refurbishment by offering the practical support needed to make it happen. The refurbishment of existing buildings is a neglected subject within sustainable architecture; attention is usually focused on new buildings. Old buildings can use large amounts of energy and provide poor internal conditions for occupants. They may have high heating demand, poor lighting, poor ventilation, solar penetration and glare, and poor control of heating and cooling. Demolition is an option but the alternative of refurbishment is starting to be seen as more sustainable in terms of architectural value, materials use, neighborhood disruption and waste disposal. Building new is more carbon intensive and carries many wider environmental impacts. In addition, the potential impact of low energy refurbishment is much greater than that for new build since there are many more existing buildings than will be built in the next 10 - 20 years, the period over which many CO2 emission targets apply.

Based on careful analysis and experience in all housing sectors and house types, this handbook explains and demonstrates how to incorporate the most effective energy saving measures in the existing housing stock. It begins by setting out the basic aims of sustainable refurbishment before presenting a large number of illustrated case studies from a range of single- and multi-family dwellings. A practical section then details the specific measures that can be taken to reduce the energy demand of buildings, with extensive references to further resources. Written for architects and building engineers, the book combines technical and managerial solutions demonstrating that a new refurbishment culture needs to be created that radically improves the energy performance of all existing houses whenever any opportunity presents itself and whenever any work is carried out.

The refurbishment of existing buildings is a crucial yet often neglected subject within sustainable architecture; attention is usually focused on new buildings. Many old buildings waste large amounts of energy and provide poor internal conditions for occupants through poor lighting, poor ventilation, solar penetration and glare, and poor control of heating and cooling. Demolition is an option but the refurbishment alternative is increasingly seen as more sustainable in terms of architectural value, materials use, neighbourhood disruption and waste disposal. In addition, the potential impact of low energy refurbishment is much greater than that for new build since there are many more buildings already in existence than will be built in the next 10 - 20 years, the period over which many CO2 emission targets apply. The Handbook of Sustainable Refurbishment: Non-Domestic Buildings offers architects, engineers and a wide range of building professionals practical advice, illustrated by real examples. It moves from principles of sustainable refurbishment to specific design and engineering guidance for a variety of circumstances. It emphasises the need for an integrated approach by showing how refurbishment measures interact with one another and with the occupants, and how performance is ultimately influenced by this interaction.

Sustainable Retrofitting Of Commercial Buildings written by Simon Burton and has been published by Routledge this book supported file pdf, txt, epub, kindle and other format this book has been release on 2014-10-03 with Science categories.

Whilst sustainability is already an important driver in the new building sector, this book explores how those involved in refurbishment of commercial building are moving this agenda forward. It includes chapters by developers, surveyors, cost consultants, architects, building physicists and other players, on the role they each can play in enabling refurbishment to be commercially, environmentally and socially sustainable. Case studies from northern climates show real examples of different building types, ages and uses and will demonstrate what action has been taken to create more sustainable buildings. The chapters raise and discuss all the relevant issues that need to be considered in retrofitting decision making. Changing standards, planning, process management, financing, technical issues, site organisation, commissioning and subsequent building management are all considered. The book demonstrates that buildings can be made comfortable to occupy, easy to manage and low in energy demand and environmental impact.

The principle of sustainability should be strictly connected with safety, since both aim to conserve resources: in the case of sustainability, the resources are typically thought of as environmental, while in the case of safety, the resources are basically human. In spite of this common ground, discussions on sustainability usually give insufficient attention to safety. In the last years the EU has made large investments to increase the energy efficiency of the existing building stock, paving the way for a low-carbon future; however, less effort has been made to enhance its seismic resilience. Therefore, the safety and, consequently, the sustainability of towns situated in earthquake-prone countries remain inadequate. In such countries, energy renovation actions should be combined with seismic retrofitting. However, a number of barriers considerably limit the real possibility of extensively undertaking combined retrofit actions, especially for multi-owner housing and high-rise buildings. These barriers are of different kinds: technical (e.g., unfeasibility and/or ineffectiveness of conventional retrofit solutions), financial (e.g., high renovation costs, insufficient incentives/subsidies), organizational (e.g., occupants’ disruption and relocation, renovation consensus by condominium ownerships), and cultural/social (insufficient information and skills, lack of adequate policy measures for promoting renovation actions). This book aims to overcome these barriers and to bridge the gap between sustainability and safety, so to conserve both human and environmental resources.

Sustainable Retrofit And Facilities Management written by Paul Appleby and has been published by Routledge this book supported file pdf, txt, epub, kindle and other format this book has been release on 2013-03-05 with Architecture categories.

Governments across the globe are setting targets for reducing their carbon emissions. For example, the UK Government has committed to an eighty per cent reduction by 2050, when twenty-eight million buildings that currently exist will still be standing; this represents a challenge to improve the energy efficiency of more than one building per minute between now and 2050! This is a problem that needs tackling worldwide and is a challenge to both the refurbishment sector of the global construction industry and to those who own and operate existing buildings. Sustainable Retrofit and Facilities Management provides comprehensive guidance to those involved in the refurbishment and management of existing buildings on minimizing carbon emissions, water consumption and waste to landfill, along with enhancing the long term sustainability of a building. Practical guidance is provided on measures that can be used to improve the efficiency and sustainability of existing buildings, through both good management and refurbishment. Also explored is the relationship between the refurbishment of existing buildings, facility management and the wider community infrastructure. The book looks at management tools such as post occupancy evaluation, building health checks, energy management software, green building management toolkits and green leases. Illustrated throughout with case studies and examples of best practice, this is a must-have handbook for engineers, architects, developers, contractors and facility managers.
