Le notaire maître Roguin flaire en Birotteau une dupe potentielle, et il l'entraîne dans une affaire de spéculation immobilière dans le quartier de la Madeleine à Paris. Birotteau a en effet besoin d'argent car les travaux de transformation de sa maison et le nouveau train de vie qu'il veut y mener ont sérieusement entamé son patrimoine.Par une habile double manœuvre, le notaire escroc détourne toutes les économies du parfumeur sans lui donner de reçu, avant de disparaître. L'instigateur du complot contre Birotteau est un de ses anciens employés congédié pour vol : du Tillet, maintenant admis dans les hautes sphères de la Banque et qui achève sa vengeance en sapant le crédit de son ancien patron auprès des banques. Sans possibilité d'emprunt, le parfumeur ne peut, malgré le dévouement de son oncle Pillerault, de sa femme, de sa fille, se tirer d'affaire. Il est obligé de vendre sa boutique La Reine des roses au commis qui a remplacé Anselme Popinot : Célestin Crevel. Mais Anselme Popinot, qui dirige maintenant une succursale va le sauver. Aidé du génial vendeur Félix Gaudissart, il met au point et commercialise une huile de son invention qui fait fureur à son tour, comme les découvertes de Birotteau. Popinot passe des jours et des nuits à fabriquer, dans le secret, l'huile de noisette dont il reverse les bénéfices à César Birotteau. Aidé par six mille francs qu'offre Louis XVIII au fidèle royaliste, Birotteau rembourse tous ses créanciers, est finalement réhabilité en 1823 et reprend sa Légion d'honneur. Mais terrassé par cette bataille, il meurt au jour de son triomphe, laissant le commerce prospère et la dignité de son nom en héritage à sa fille et au fidèle Popinot.
