The housing bubble is about to burst. Are you ready? While the rest of the economy teeters on the edge of recession, home sales are booming and home prices are surging. Can this continue? Not a chance. The housing market is hot because Americans--apparently convinced that the good times will never end-- are borrowing record amounts of money to buy ever-larger homes. And we've learned to treat our existing homes like piggy banks, borrowing against our home equity to maintain our lifestyles. This boosts the economy but causes us to incur debts that will soon force us to stop spending. The result will be a deep recession, complete with declining home prices and a collapse in the value of housing-related stocks. And that's the optimistic scenario! With mortgage, corporate, and government debt soaring, the bursting of the housing bubble might set off a chain reaction that wreaks 1930s-style havoc on stocks, the dollar, and real estate. In clear, easy-to-understand terms, this book shows how real estate has become the latest in a long line of financial bubbles, how the bubble is likely to burst, and how you can both protect yourself and make money as the drama unfolds. You'll also learn: * Why all "cash" is not equally safe * Why gold will soar as the dollar falls * Which stocks will be casualties of the housing bust, and how to profit from their collapse * How to ensure against--and even profit from--a decline in the value of your home Whether you're worried about the value of your home, your stock portfolio, or your bank account, you'll find answers here. You can't stop what's coming, but you can turn it to your advantage.

This housing bubble book doesn't talk about what happened to people during the Housing Bubble. It explains what a housing bubble is, why they occur, what ended them, that they can't be prevented or controlled by regulation, and how to prevent them in the future. It shows that housing bubbles are always a bad thing for the economy, and why. The book can do all of that when other books and TV programs about the bubble couldn't, because it is based upon the realization that a Homemania occurred in which houses were not bought because they provided shelter and comfort but because they were appreciating in price very rapidly. This caused a cessation of mortgage defaults. This lead to the creation of an investment that paid a very high return with zero apparent risk. The investment produced no wealth, but greatly increased comsumption, thereby impoverishing the economy. Explains mortgage backed securities including CDOs, CDSs, and Synthetic CDOs. Shows who was and wasn't culpable.

Bachelor Thesis from the year 2019 in the subject Economics - Macro-economics, general, grade: 1,7, University of Applied Sciences Frankfurt am Main, language: English, abstract: The main question which results through the theme is: “Are German real estates overvalued or can the development on the market be explained by macro-economic factors?” To be able to answer this question it is necessary to firstly define what a bubble is and further analyze general criteria which can lead to it. After that an analyzation of possible indicators which are linked to the two largest housing bubbles: the The Subprime Crisis in in the USA of the former decade and the housing bubble in Japan in the middle of the 90s will be done and a comparison of those crises will be given. Based on those findings the development of the current real estate situation of Germany and an overall evaluation of possible legal and political instruments which are supposed to protect from a pricing bubble will be done. The findings are based on literature review and include an empirical part with expert interviews when it comes to the risk of having a housing bubble specifically in Germany.

Housing Bubbles written by Sergi Basco and has been published by Springer this book supported file pdf, txt, epub, kindle and other format this book has been release on 2018-10-01 with Business & Economics categories.

“This book provides an accessible, yet formal framework to understand how housing bubbles arise, their international dimension, their consequences, and ways to prevent them.” Òscar Jordà, University of California, Davis, USA “Basco’s analysis blends, in a very rigorous but enjoyable manner , state-of-the-art theory and historical examples, adding also a very timely and valuable set of policy orientations.” Óscar Arce, Director General, Banco de España, Madrid, Spain Booms and busts of house prices are a recurrent feature throughout history. This book provides a comprehensive overview of the origins and economic consequences of these housing bubbles. The book starts with a formal definition of asset price bubbles and a summary of the most famous episodes, before describing how economists have thought about asset price bubbles; specifically behavioral vs. rational interpretations. These theories are applied to the special case of housing and the same framework is used to explain the implications of financial globalization for capital flows and housing bubbles. After analyzing its origins, the economic consequences of housing bubbles for both households and firms are derived and documented. The final sections are devoted to discussing the effects of financial crises and explain how financial regulation could mitigate the emergence of future housing bubbles. Case studies of the recent housing bubbles in the United States and Spain are also featured in the book. This book will be of value to advanced undergraduate macroeconomic courses, as well as researchers in international economics and macroeconomics and policy makers.
