Findige Unternehmer haben durch Crowdinvesting-Plattformen, die den Kontakt zwischen Bauträgern und Mikroinvestoren herstellen, eine Nische entdeckt, die sehr hohes Potential birgt. Die Plattformen sind gesetzlich dazu verpflichtet, auf das hohe Risiko hinzuweisen, dessen sich die Investoren in der Regel auch bewusst sind. Obwohl, bis auf einen deutschen Vorreiter, alle Plattformen das gleiche Finanzprodukt verwenden, unterliegt das absolute Risiko einer sehr hohen Schwankungsbreite. Die Bewertung der einzelnen Projekte stellt jedoch in der Regel einen sehr hohen zeitlichen Aufwand dar, so dass sich Anleger, bei entsprechender Performance während der Funding-Phase, unter Umständen zu unüberlegten Investitionen hinreißen lassen. Da finanzielle Themen im Zusammenhang mit der Crowd sich zunehmend höherer Beliebtheit und Bekanntheit erfreuen, befassten sich in der jüngeren Vergangenheit bereits einige wenige Akademiker aus dem deutschen Sprachraum mit dieser Thematik. Aus keinem der vorhandenen Werke ließ sich jedoch ein Konnex zum Immobilien-Sektor herstellen, und so war schnell klar, dass die Daten anderweitig besorgt werden müssen. Es wurde daher eine Studie mit rund zweihundert Datensätzen der in Österreich erfolgreich abgewickelten Wohnbauimmobilienprojekte durchgeführt. Diese Erhebung stellt Daten für viele Bereiche dieser Arbeit zur Verfügung, wobei diese an der nicht vorhandenen Quellenangabe erkennbar sind. Im ersten Schritt werden die Begriffe im Zusammenhang mit der Finanzierung durch die Crowd erläutert, wobei der Fokus auf Crowdfinancing bzw. -investing liegt. In diesem Zusammenhang werden die Rollen der einzelnen Teilnehmer an einem erfolgreichen Finan-zierungsprojekt betrachtet. Im nächsten Teil werden die betriebswirtschaftlichen und finanzanlagetechnisch relevanten Begriffe
