Dabei werden grundlegende Prinzipien erläutert und die Zusammenhänge zwischen dem Immobilienmarkt und dem demografischen Wandel aufgezeigt und erklärt. Besonderes Augenmerk wird dabei auf die Nachfrage und Angebot nach Wohnimmobilien gelegt, wobei Einschätzungen zu zukünftigen Entwicklungen und Prognosen in die aktuelle Zeit eingeordnet werden. In dieser Arbeit werde ich mich auf die Region Frankfurt am Main konzentrieren, da sie einen Ballungsraum darstellt und daher erheblichen Veränderungen in der Bevölkerung unterliegt. Zudem ist die wirtschaftliche Stärke in dieser Region überdurchschnittlich hoch, was ihre Attraktivität für Zuwanderung weiter verstärkt. Darüber hinaus werde ich die besonderen Unterschiede in weiteren Großstädten aufzeigen und kontrastieren. Des Weiteren werde ich die Perspektive der Politik näher erläutern und die Herausforderungen, denen sie gegenübersteht, analysieren. Dabei werde ich auf Regulierungsversuche eingehen und sowohl ihre Erfolge als auch Misserfolge genau bewerten. Der demografische Wandel in Deutschland steht in direktem Zusammenhang mit dem Immobilienmarkt und beeinflusst diesen maßgeblich. Die Veränderungen in der Bevölkerungsstruktur, wie Altersstrukturen und Nettoeinkommen, spielen eine bedeutende Rolle im Angebot und der Nachfrage auf dem Wohnungsmarkt. Derzeit ist der demografische Wandel durch einen Rückgang der Geburtenrate, zunehmende Migration und eine stetige Alterung der Gesellschaft geprägt. Die Ursache für diese Entwicklung liegt in der "Babyboomer-Generation", die in den 1950er und 1960er Jahren eine überdurchschnittlich hohe Geburtenrate aufwies. Dadurch rückt das Thema des demografischen Wandels immer stärker in den öffentlichen Fokus und gewinnt zunehmend an Bedeutung in der Politik. Studien wie die "Perspektive 2035" verdeutlichen die damit verbundenen Herausforderungen und Schwierigkeiten bei der aktuellen Bevölkerungsentwicklung. Es werden auch vermehrt neue Ansprüche laut, die innovative Wohnkonzepte entsprechend den Bedürfnissen und Entwicklungen fordern.
