Die COVID-19-Pandemie bedeutete einen Schock für die Gesellschaft und die Wirtschaft in Deutschland. Wohnungsmärkte sind heterogen und sie spiegeln viele gesellschaftliche sowie wirtschaftliche Veränderungen. Daher lohnt es bei den bisherigen Reaktionen der Wohnungsmärkte auf diesen Schock in mehrfacher Hinsicht zu differenzieren: Vermietungsmärkte reagierten anders als Investmentmärkte, und die regionalen Unterschiede sind nach einem Jahr Pandemie beachtlich. Wohnungsmärkte reagieren zudem langsam und zeitverzögert, daher ist es unwahrscheinlich, dass zum aktuellen Zeitpunkt bereits alle Marktreaktionen abgeschlossen sind. Sowohl das kumulierte Infektions- als auch Mortalitätsrisiko ist weitgehend unabhängig von der Bevölkerungsdichte auf Kreisebene. Die Nachfrage auf Vermietungsmärkten nahm insgesamt verlangsamt zu, weil das Bevölkerungswachstum ausblieb und weil die Einkommen deutlich verlangsamt zulegten. Das Internetsuchverhalten legt nahe, dass mehr Haushalte zusätzlichen Platz für Wohnzwecke suchen. Diese Zusatznachfrage lässt sich häufig leichter und preisgünstiger außerhalb der Kernstädte finden. Die Wohnungsbaupreise zogen während der Pandemie spürbar nach oben und verteuerten tendenziell neue Wohnungen. Insgesamt bleibt der Nachfrageüberhang aber in vielen Stadt- und Landkreisen bestehen. Die Wohnungsmieten sind während der Pandemie weiter gestiegen und, weil die Einkommen auch nach den staatlichen Rettungsmaßnahmen langsamer zulegten, hat sich die Erschwinglichkeit von Mietwohnungen vielerorts weiter verschlechtert. Besonders für Haushalte, die massive Einkommensverluste im Zuge der Pandemie zu erleiden hatten, entsteht hieraus ein Erschwinglichkeitsproblem. Die Wohnungspreise in den Kernstädten und vor allem in den suburbanen Verflechtungsgürteln stiegen nicht nur schneller als Einkommen oder Mieten, sie stiegen sogar in vielen Kreisen schneller als in unserem kontrafaktischen Referenzszenario "ohne Pandemie" zu erwarten gewesen wäre. Wohneigentum wird dadurch weniger erschwinglich.

Zuallererst wird sich mit allgemeinen Informationen zum Corona Virus und die zeitliche Einordnung wichtiger politischer Maßnahmen zur Eindämmung dieses Virus in Deutschland auseinandergesetzt. Zunächst muss man erst einmal den Immobilienmarkt in Teilmärkte unterteilen. Hier wurde sich für eine funktionelle Unterteilung der Immobilienarten entschieden, das heißt, es gibt verschiedene über- und untergeordnete Nutzungsarten. Anfänglich wird auf den Wohnimmobilienmarkt eingegangen. Es folgt der Gewerbeimmobilienmarkt mit den untergeordneten Nutzungsarten Büroimmobilien, Handelsimmobilien und Logistikimmobilien. Zunächst wird der Sonderimmobilienmarkt betrachtet mit den Hotel-, Gastronomie-, Senioren- und Gesundheitsimmobilien. Es folgen die Auswirkungen der Corona-Pandemie auf den Investmentmarkt und die Projektentwicklung. Zum Schluss wird der Inhalt noch einmal in einem Fazit zusammengefasst.

In Predication and Ontology A. Kalbarczyk provides the first monograph-length study of the Arabic reception of Aristotle’s Categories. At the center of attention is the critical reappraisal of that treatise by Ibn Sīnā (d. 428 AH/1037 AD), better known in the Latin West as Avicenna. Ibn Sīnā’s reading of the Categories is examined in the context of his wider project of rearranging the transmitted body of philosophical knowledge. Against the background of the late ancient commentary tradition and subsequent exegetical efforts, Ibn Sīnā’s Kitāb al-Maqūlāt of the Šifāʾ is interpreted as a milestone in the gradual reshuffle of the relationship between logic proper and ontology. In order to assess the philosophical impact of this realignment, some of the subsequent developments in Ibn Sīnā’s writings and in the emerging post-Avicennian tradition are also taken into account. The thematic focus lies on the two fundamental classification schemes which Aristotle introduces in the treatise: the fourfold division of Cat. 2 ("of a subject"/"in a subject") and the tenfold scheme of Cat. 4 (i.e., substance and the nine genera of accidents). They both pose the question of whether and how the manner in which an expression is predicated relates to extra-linguistic reality. As the study intends to show, this question is one of the driving forces of Ibn Sīnā’s momentous reform of the Aristotelian curriculum.

Patient mobility across Europe is markedly increasing and new generations will actively ask to be treated by the health-care system that best meets their needs. Freedom to choose is necessary to grant the people of Europe the same access to public-sector health-care services. The aim of this book is to study the current European health care market and discuss the hypothesis of a European right of citizenship with reference to health-care services.
