Chapter 1 takes a close look at a unique and state-of-the-art dynamic, structural public housing macroeconomic model (DSPHM), based on an open economy for several key macroeconomic variables, actual and expected, as well as the demand for new HDB flats sold. This Chapter readily adopts the DSPHM for simulating two scenarios, namely a “no change” first scenario and a public housing “deregulation” second scenario. Chapter 2 explores the relationship between several economic factors and the demand for public housing in Singapore and Hong Kong, deploying the innovative and versatile system dynamics model, to shed better understanding on the policy implications of assisted ownership housing. The Chapter assesses the demand for new flats of the Singapore and Hong Kong economies, under certain macroeconomic policy changes, suitable for their unique situations. Chapter 3 is concerned with the underlying structural relationships that affect Singapore’s public housing policy to potentially privatize the HDB concessionary-rate mortgages for HDB homebuyers. Such a potential privatization infuses and sustains price competitiveness among the domestic private banks in Singapore, and lead to improved efficiency among them as well as the Singapore economy at large. Chapter 4 is concerned with the binomial option-pricing model, proposed by Cox, Ross and Rubinstein (1979), which is appropriate to represent the movement of the underlying HDB resale flat prices, subject to private market forces in HDB’s large scale public housing secondary resale market. The HDB Main Upgrading Program (MUP) is a heavily subsidized and highly targeted public housing policy. Since its inception in 1992, the HDB has budgeted some S$3 billion to finance the MUP policy. Chapter 5 recognizes housing affordability to be always an issue of concern to many Singaporean homebuyers because shelter forms one of the basic life necessities. The corresponding private residential market in Singapore offers quality and premium private residential accommodation for homebuyers, who prefer the private residential market. The appropriate affordability model is a multi-factor housing affordability index (HAI) model, which considers the ability to provide down payment and to service the mortgage taken up. Lastly, Chapter 6 offers the book’s conclusion.

Housing The Nation written by Alexander Gorlin and has been published by Rizzoli Publications this book supported file pdf, txt, epub, kindle and other format this book has been release on 2024-03-26 with Architecture categories.

Scholars, advocates, and architects assess America’s affordable housing crisis and suggest various strategies to rectify it, including numerous images of important, recently built houses and complexes. On any given night, more than 650,000 people in the United States—many with families and full-time jobs—experience homelessness. The shortfall in affordable housing is estimated to be 5 million units or more. Devastating effects of these conditions include an increase in multigenerational poverty, a decrease in economic mobility, and—since the housing crisis has a disproportionate impact on communities of color—a heightening of racial injustice. Just as there was no single cause of the crisis, there is no single cure. Assembled here are essays by economists, scholars, architects, planners, and community organizers to address diverse aspects of the subject. The book discusses the history and extent of the US housing crisis; permanent affordable housing and affordable housing as a component of market-rate residential buildings; the development of community associations that can build and manage local units; links between housing production and climate change; and the pervasive and long-term consequences of racial discrimination in the housing market. Recent buildings by Studio Gang, Koning Eizenberg Architecture, and others illustrate affordable housing at its best, offering a glimpse of possible solutions. Included are essays by Dean Baker, Richard Florida, Robert Kuttner, Michael Gecan, Rosanne Haggerty, J. Phillip Thompson, Margery Perlmutter, David Dante Troutt, Justin Steil, Christopher Hawthorne, David Burney, Jon McMillan, Viren Brahmbhatt, Richard Plunz, Kenneth Frampton, Mark Ginsberg, Fernando Pagés Ruiz, Jessica Holmes, Rusty Smith, Andrés Duany, Alan Organschi, Andrew Ruff, and Elizabeth Gray. This book is Flexibound.

Political Legitimacy And Housing written by Beng-Huat Chua and has been published by Routledge this book supported file pdf, txt, epub, kindle and other format this book has been release on 2002-09-11 with Political Science categories.

Singapore's successful public housing programme is a source of political legitimacy for the ruling People's Action Party. Beng-Huat Chua accounts for the success of public housing in Singapore and draws out lessons for other nations. Housing in Singapore, he explains in this incisive analysis, is seen neither as a consumer good (as in the US) nor as a social right (as in the social democracies of Europe). The author goes on to look at the ways in which Singapore's planners have dealt with the problems of creating communities in a modern urban environment. He concludes that the success of the public housing programme has done much for Singapore.
