Inhaltsangabe:Einleitung: Im Rahmen dieser Diplomarbeit wird der Markt der innovativen Wohnformen in Deutschland untersucht. Den Ausgangspunkt bilden die in den USA bereits weit verbreiteten geschlossenen Wohnkomplexe die so genannten Gated Communities. Mit dieser Arbeit soll ein Beitrag geleistet werden, das Ausmaß dieser Wohnformen in den USA zu verdeutlichen und deren Ausprägungen in Deutschland darzustellen und hinsichtlich ihrer Übertragbarkeit zu überprüfen. Gated Communities sind in den USA ein bereits fest etabliertes Erfolgsmodell. Sie sind zunächst in der einkommensstarken Bevölkerungsschicht als Elite- bzw. Lifestyle-Com-munities entstanden; haben sich bis heute indes auf alle Bevölkerungsschichten ausgedehnt. Sie zeichnen sich durch ein umfangreiches Sicherheits- und Dienstleistungsangebot für die Bewohner aus. Grundlage dieser Bedürfnisse nach Sicherheit und Dienstleistungen ist vor allem die Veränderungen der Gesellschaftsstruktur. Insbesondere die Angst vor Kriminalität, die gesellschaftliche Polarisierung sowie die Unzufriedenheit mit dem Leben in der Stadt begünstigen zudem die enorme Verbreitung dieser Wohnform. Durch Gated Communities entwickelt sich eine private Form der lokalen Regierung und ermöglicht dem Bewohner, sich mit seinesgleichen von der als gefährlich geltenden öffentlichen Stadt abzuschotten. Dieser Boom hat Folgen auf die Gesellschafts- und Stadtstruktur und beeinflusst die amerikanische Immobilienwirtschaft hinsichtlich neuer Bauvorhaben. Zahlreiche Trends aus den USA gelangen zeitversetzt nach Deutschland. Gated Communities haben zwar ihren Ursprung in den USA, jedoch stellen sie zunehmend eine internationale Entwicklung dar. Neben Ländern wie Frankreich, England, Schweiz und Schweden, finden sie auch Einzug in Deutschland; jedoch meist in abgeänderter Form, welche eine Gated Community als solche auf den ersten Blick nicht immer erkennen lässt. Aus diesem Grund werden in der vorliegenden Arbeit diese Wohnformen allgemein als innovative Wohnformen bezeichnet. Sie gelten als innovativ, weil die meisten dieser Wohnformen in Deutschland bisher nur wenig verbreitet, oft sogar nur einmalig vertreten sind. Tatsächlich existiert nur in Potsdam eine klassische Gated Community nach amerikanischem Vorbild. Alle weiteren vorgestellten Wohnkonzepte weisen nur teilweise Definitionskriterien einer echten Gated Community auf und können daher nur bedingt als solche bezeichnet werden. Community-based integrated care (CBIC) is designed to keep older adults where they want to be – at home and out of hospitals and nursing homes. The Program of All-Inclusive Care for the Elderly (PACE) is an example of successful CBIC, established in 1985 as an innovative solution to pervasive issue: how to provide integrated care to a high-risk population of older adults that promotes community living (not a nursing home) in a cost-effective manner. Direkt an der Elbe mit dem weltberühmten Canaletto-Blick erstreckt sich ein bedeutsamer Entwicklungsraum in der Dresdener Innenstadt: Der Alte Leipziger Bahnhof sowie der Neustädter Hafen bieten unterhalb der Marienbrücke eine aufmerksamkeits- und geschichtsgeladene Kulisse, um kollektive Formen des Wohnens, Arbeitens, Lernens und der Kultur vorzuschlagen. Im Rahmen des Johannes-Göderitz-Wettbewerbs 2019 erarbeiten Studierende von sechs eingeladenen deutschen Planungsfakultäten Alternativen zu bestehenden Planungen für das innerstädtische Quartier. Anhand von vielfältigen Analysen und städtebaulichen Entwürfen werden Vorschläge für unterschiedliche Räume des Commoning entwickelt. Ziel ist es, den heutigen und zukünftigen Dresdenerinnen und Dresdener eine Vielfalt an gebauten Zukunftsszenarien auf Grundlage lokaler Ressourcen der Stadtproduktion anzubieten. Programmatisch und städtebaulich wegweisend sollen die Entwürfe zur Debatte um städtisches Gemeinwohl beitragen und eine gemeinschaftliche Perspektive auf Stadtwachstum stärken. As part of the Johannes Göderitz Competition 2019, students from six German planning faculties were invited to develop alternatives to existing plans for an important development area extending along the river Elbe in the Dresden city centre. This historic area, with the Leipziger Station, and the Neustädter Harbour, offer an eye-catching backdrop below the bridge archs of the Marienbrücke – not far from the world-famous Canaletto view. The aim of the competition is to offer Dresdeners a wealth of future planning scenarios. Based on a variety of analyses and urban designs, the projects present ideas for different commoning spaces and suggest collective forms of living, working, learning and culture. In terms of programme and urban development, the designs are intended to contribute to the debate on urban commons and strengthen a collective perspective on urban growth.
