Inhaltsangabe:Einleitung: Die Bedeutung von Cross-Selling spielt in einigen Branchen schon seit langer Zeit eine wichtige und entscheidende Rolle, wenn es um die Messung der Kennzahl des Vertriebserfolges geht. Allen voran sind hier die Finanz dienstleister zu nennen. In einer Befragung US-amerikanischer Bankmanager sahen rund 80% der Befragten in der Cross-Selling-Rate das aussagekräftigste Maß zur Beurteilung des Vertriebserfolges. Doch nicht nur im Finanzdienstleistungssektor wird Cross-Selling betrieben. Mittlerweile setzen immer mehr Unternehmen auf die Möglichkeit, durch Cross-Selling Umsatzsteigerungen zu generieren, Kunden an sich zu binden und die Kundenzufriedenheit zu steigern. In einem Wohnungsunternehmen wie SAGA GWG spielt gerade die Kundenzufriedenheit eine überdurchschnittlich wichtige Rolle, da mit einer hohen Kundenzufriedenheit verbunden wird, dass die Fluktuationsraten sinken und der Leerstand langfristig reduziert wird. Die Kunden sollen langfristig an das Wohnungsunternehmen gebunden werden und sich in ihren Wohnanlagen wohl fühlen . Umsatzsteigerungen spielen in Verbindung mit Cross-Selling immer eine Rolle, ob die möglichen Umsatzsteigerungen jedoch auch bei Wohnungsunternehmen relevant sind oder ob hauptsächlich Kundenzufriedenheit und Kundenbindung im Vordergrund stehen, wird sich im Laufe dieser Arbeit herausstellen. Das Ziel dieser Diplomarbeit ist daher, die allgemeinen Erfolgsfaktoren des Cross-Selling zu erläutern und aufzuzeigen, ob diese Möglichkeiten in Unternehmen der Wohnungswirtschaft eingesetzt beziehungsweise umgesetzt werden können und welche Möglichkeiten für das Wohnungsunternehmen SAGA GWG bestehen, erfolgreich Cross-Selling zu praktizieren. Hierfür werden folgende Befragungen durchgeführt: Ein Unternehmen, welches Cross-Selling in Deutschland erfolgreich praktiziert, wurde befragt, wie es dieses System erfolgreich umsetzen konnte, nach welchen Kriterien Produkte ausgewählt werden und welche zukünftigen Erwartungen man an den Vertrieb durch Cross-Selling stellt. Eine weitere Befragung wurde unter den 20 Geschäftsstellenleitern von SAGA GWG sowie verschiedener Wohnungsunternehmen in ganz Deutschland durchgeführt. Hier sollte herausgefunden werden, ob Cross-Selling in anderen Unternehmen bereits eingesetzt wird, welche Erfahrungen gemacht wurden und welchen Stellenwert Cross-Selling bei Führungskräften einnimmt.
