Doch trotz allgemeiner Begeisterung f r das Konzept nachhaltiger Immobilien bleibt ein zentrales Problem noch nicht zufriedenstellend gel st: Die ad quate Quantifizierung des Mehr- (oder Minder-)Wertes eines nachhaltigen Geb udes im Vergleich zur konventionellen Immobilie. Ohne eine ganzheitliche und angemessene Integration der nachhaltigen Eigenschaften in eine Bewertung von Immobilien werden sich Green Buildings langfristig nur schwer auf dem Markt durchsetzen k nnen. Die erl uterte Problemstellung wird in diesem Buch detailliert beleuchtet. Dar ber hinaus wird eine Methode entwickelt, die es erlaubt, Nachhaltigkeit in die Immobilienbewertung zu integrieren und somit ad quat und marktgerecht zu bemessen. Diese Methode kombiniert eine mathematisch-statistische Bewertung mit den in Datenbanken gesammelten Ergebnissen von Nachhaltigkeitszertifizierungen (wie z. B. BREEAM, LEED, DGNB). Hierbei werden die Zertifikate ber ihre bisherige Funktion als Marketinginstrument hinaus auch als Instrument zur Datengenerierung und dokumentation von den Marktwert beeinflussenden nachhaltigen Eigenschaften genutzt. Mit dieser Methode ist es grunds tzlich m glich, den Green Value einer nachhaltigen Immobilie zu ermitteln. Anhand eines Anwendungsbeispiels auf Grundlage eines LEED-Zertifikates wird die praktische Umsetzung dieser Bewertungsmethode dargelegt und diskutiert.
