Retailing and consumer patronage behavior constitute fascinating research areas within the field of marketing. Retailing contributes to an increasing proportion of gross national products and employment but is, however, also faced with problems and opportunities like increased product complexity, rapidly changing consumer expectations, and the introduction of new technologies. Also, consumers are facing markets of increasingly complexity when making decisions on how to conduct their behavior, primarily as a result of new technologies, shorter products life cycles in general, and higher complexity of products and services. In this book, we present and deal with various topics in relation to retailing and consumer patronage behavior. Together, these topics involve different problem settings and draw on different theories, models and statistical techniques. However, it is common to all the results presented in the following chapters (with the exception of chapter II) that they, in total or in part, rest on a major survey, which was conducted by the authors in 1999. Our now retired colleague, Hans Engstrøm participated in preparing this survey and did a great job in providing research ideas. For this, and for many stimulating discussions, we are highly grateful.

Retail Service Quality is a vital driver in determining customer satisfaction, which in turn promotes customer loyalty and reduces switching intentions. Service quality is a solution to build customer satisfaction which could lead to customer loyalty hence reducing switching intentions. The current study has investigated the interrelationship between service quality, customer satisfaction, customer loyalty with switching intentions of customers, and the moderating role of price discounts and store ethnicity, in a single framework. Random sampling was used by administering standardized questionnaires personally to 450 hypermarket customers located in the Eastern Province of Saudi Arabia. The results confirmed that retail service quality has significant positive influence on customer satisfaction, and the positive effect of customer satisfaction on customer loyalty. Besides, the study verified store ethnicity and price discounts acted as moderating mechanism for explaining the switching intentions of satisfied and loyal customers. The results serve as a guideline for top managers of the hypermarkets to design appropriate policies and strategies in terms of retail service quality, price discounts and identifying the needs of ethnic groups in a particular region. This will help to enhance customer satisfaction and customer loyalty hence reducing switching intentions of customers.

The intense interest in 'offender profiling' generated by FBI special agents, gave rise to an explosion of studies in a new area called ’investigative psychology’ by its originator David Canter. This develops understanding of offenders' behaviour that can be harnessed to improve investigations. In this rapidly developing area much has been learnt about what offenders reveal about themselves through their styles of offending. Beyond criminals’ actions the location of their crimes can also reveal where the offender lives or which offences can be linked as part of the same series. Investigative psychologists also explore how to interview witnesses and suspects and assess the veracity of accounts given. The variation in criminal style across crimes as diverse as arson, burglary, hostage negotiation, serial killing and sexual assault is reviewed, using narrative theory and criminals’ emotional experience when offending as the basis for explaining these variations. This provides a framework for drawing inferences about offenders' characteristics. Studies in investigative psychology require a special methodology, developed by David Canter to allow scientific explorations in such a challenging field, previously assumed not to be open empirical study. The practical potential and applications of the research are given, as well as a selection of commentaries on the cutting edge debates that are driving the future of the investigative psychology. This new discipline is of relevance to forensic psychologists in many different settings, criminologists and law enforcement agencies, bringing together work that lays out current achievements and sets the agenda for future research in the field.

Private Real Estate Markets And Investments written by H. Kent Baker and has been published by Oxford University Press this book supported file pdf, txt, epub, kindle and other format this book has been release on 2014-08-07 with Business & Economics categories.

This book provides an overview of private real estate markets and investments. The 14 chapters are divided into three sections for conventional and alternative real estate investments and regulatory issues. Conventional investable real assets examined are retail spaces, apartments, offices, and industrial facilities owned by corporate entities. Alternative real estate assets are uniquely and extensively addressed. These include healthcare, both for facilities and the pricing to make it an investable asset; infrastructure contains roads, bridges, and public utilities; and resources are in land, agriculture, oil, and gas. The regulatory section includes appraisal and valuation, brokerage and transaction costs, sustainability, and green buildings. Readers should gain a greater appreciation of what is needed to be successful when investing in private real estate markets. The share of real estate in institutional portfolios has risen above a previous 5% target, as investors avoid the risks of low interest rates. The world's wealth is shifting to emerging markets where real estate is already a dominant asset class and public securities markets are limited. Institutions with long horizons avoid publicly traded markets because they want to capture any premium from illiquidity. Real estate involves local and cultural restrictions on land usage, sustainability and on the regulation of the illiquidity. For information about public real estate, read Public Real Estate Markets and Investments.

Modeling Urban Dynamics written by Marius Thériault and has been published by John Wiley & Sons this book supported file pdf, txt, epub, kindle and other format this book has been release on 2013-02-04 with Social Science categories.

The field of Urban Dynamics itself is based on the systems engineering concept that all complex systems (and cities and urban areas are no exception) are comprised of independent and often smaller, more understandable sub-components with relationships to one another. This allows for the system as a whole to be modeled, using knowledge of the individual subsystems and their behaviors. In this instance, urban dynamics allows for the modeling and understanding of land use, the attractiveness of space to residents, and how the ageing and obsolescence of buildings affects planning and economic development, as well as population movements, with the urban landscape. The book adopts a trans-disciplinary approach that looks at the way residential mobility, commuting patterns, and travel behavior affect the urban form. It addresses a series of issues dealing with the accessibility of urban amenities, quality of life, and assessment of landscape residential choices, as well as measurement of external factors in the urban environment and their impact on property values.
