Studienarbeit aus dem Jahr 2015 im Fachbereich VWL - Sonstiges, , Veranstaltung: Projektentwicklung, Sprache: Deutsch, Abstract: Dem demografischen Wandel kommt in Deutschland immer mehr Bedeutung zu. Seit Anfang dieses Jahrtausends beschäftigt sich auch die Politik ernsthaft mit dieser Problematik. Die Enquête-Kommission legte dazu 2002 ihren Abschlussbericht im Auftrag des Bundestages vor. Dieser Bericht analysierte die Bevölkerungsentwicklung und gab Aufschluss über wirtschaftliche, soziale und geopolitische Auswirkungen. Die Altersstruktur verändert sich dramatisch dahingehend, dass die Bevölkerung immer älter wird und die Geburtenrate abnimmt. Ebenso beeinflusst der Zuzug von Migranten die Bevölkerungsstruktur. Dies führt zu verschiedensten Problemen. Zum Beispiel steht die Altersvorsorge vor dem Problem, dass immer mehr Rentner immer weniger Beitragszahlern gegenüberstehen und die Arbeitsmärkte sind von den Auswirkungen dahingehend betroffen, dass zum Teil große Probleme bei der Nachwuchsgewinnung bestehen. Aber auch der Immobiliensektor wird auf vielfältige Weise vom demografischen Wandel beeinflusst. Es besteht eine regelrechte Flucht in die Städte, die Haushalte verkleinern sich, benötigen aber immer mehr Wohnfläche. Neben dem Wohnsektor sehen sich auch weitere Sektoren der Immobilienwirtschaft wie der Einzelhandels- und Bürosektor mit Problemen konfrontiert. Für die Projektentwicklung als „Dienstleister“ der Immobilienwirtschaft ergeben sich durch den demografischen Wandel bzw. aus dessen Folgen ebenso Problemstellungen, die es zu bewältigen gilt. Durch die fortwährende Urbanisierung steigen die Bevölkerungszahlen beliebter Städte wie z.B. Hamburg, Berlin oder München. Hier wird der verfügbare Wohnraum knapp, wie bereits erwähnt steigt dennoch der Bedarf an Wohnfläche pro Person. Demgegenüber stehen „ausgestorbene“ Dörfer und Kleinstädte, die Unmengen an nicht genutzter Wohn- bzw. Gewerbefläche aufweisen. Auch die Überalterung der Bevölkerung verstärkt den Bedarf an altersgerechten Wohnflächen. Hier ist es Aufgabe der Projektentwicklung diese Problemstellungen aufzugreifen, Lösungen zu finden und umzusetzen.
