Inhaltsangabe:Einleitung: Als Michael Porter in den 80er Jahren ein Konzept vorstellt, welches auf die Entwicklung und Sicherung nachhaltiger Wettbewerbsvorteile der Unternehmen abzielt, finden Begriffe wie Globalisierung, Kernkompetenzen noch keinen großen Verbreitungsgrad. Seitdem haben sich die Rahmenbedingungen grundlegend verändert, doch der Aufbau einzigartiger Ressourcen hat mehr denn je Aktualität. Die Unternehmen sehen sich zu Beginn des 21. Jahrhunderts permanent wechselnden Unternehmenseinflüssen ausgesetzt. Dabei wird dieses Umfeld beeinflusst von verschiedenen Faktoren, wie beispielsweise: - Fortschreitende individualisierte Kundenorientierung. - Kürzere Produktlebenszyklen. - Daraus resultierender Innovationsdruck. - Zunehmende Globalisierung der Weltwirtschaft - Wandel zur wissensbasierten Gesellschaft. Im produzierenden Gewerbe wie der Konsumgüterindustrie ist in den letzten Jahren eine ausgeprägte Kundenorientierung zu verzeichnen, die in letzter Konsequenz zu einem One-to-One-Marketing führt. Die Intensivierung der Kunden-Anbieter-Beziehung macht sich auch in der Bauwirtschaft bemerkbar, da Schlüsselkunden Komplettlösungen aus einer Hand angeboten werden und diese durch Key Account Manager betreut werden. Die partnerschaftliche Zusammenarbeit zwischen Bauunternehmer und Auftraggeber wird durch alternative Vertragsformen im Rahmen von GMP-Modellen gefördert. Gleichzeitig haben sich die Produktlebenszyklen komplexer gewordener Konsumgüter verkürzt. In diesem Umfeld spüren die auftragnehmenden Bauunternehmen einen erhöhten Zeitdruck bei der Fertigstellung eines Bauauftrages. Zudem erwarten die Kunden umfassende Lösungsvorschläge, um beispielsweise eine Produktionsanlage fertig zustellen. Im Wohnungsbau sind das Zinsniveau und die Verfügbarkeit an günstigen Produktionsfaktoren für die Dauer des Lebenszyklus entscheidend. Davon hängt ab, ob renovierungsbedürftige Wohnblöcke abgerissen werden oder eine Renovierung im Vergleich zum Neubau günstiger ist. Zugleich und völlig losgelöst von der eben geschilderten Problematik ist eine zunehmende Globalisierung der Weltwirtschaft zu beobachten. Sowohl national tätige als auch internationale Bauunternehmen haben aufgrund der Liberalisierung der Märkte die Möglichkeit, ihre Geschäftsaktivitäten auszuweiten. Andererseits kann die Erschließung neuer Absatzmärkte die Folge des Markteintritts der Konkurrenz auf dem Heimatmarkt sein. Parallel dazu ist ein anhaltender struktureller Wandel [...]
