I was driving to look at a new property a client called me to list in north Louisiana. I was thinking that this 38-acre listing was right in the sweet spot for the size tracts that many people want for rural home sites in our region. I wondered if this tract could be bought at a price where we could improve it and make some money on it just like the......well, just like the last several tracts I had bought over the last year! I had bought, personally and occasionally with a couple of partners, 12 different deals just like this. Well, not identical deals in size and use, but similar in that they were smaller tracts ranging from 12 to 80 acres. I'd never really considered looking at my buying and selling in a context of time and lumping all the deals together into information that I could pass along to others. But this was the idea I just had. Why not talk about how I do it? Why not break down some of the steps I take? Why not explain the things I do to buy and sell a tract for profit? The bite-sized pieces of information could be useful to others who wanted to do the same.I consider myself somewhat of an expert in the rural land brokerage business. I mean, heck...I do own and manage a large regional land brokerage dealing with millions of dollars in listings each year. I do know my way around most types of land tracts. I haven't, however, thought of myself as an expert land investor. Yes, I've been involved in the purchase and sale of thousands of acres - and all made money! - but that's just me doing what I do. An expert? No. Something to teach? Maybe.So, here it is. My steps, thoughts, and actions on how I managed to buy and sell 12 different small tracts in about 18 months...all at a profit. There were two large deals - one over 1000 acres and another at almost 5000 acres - that I was also involved in at the same time. Those deals are different than the 12 I'll use for discussion here. Those deals require a different level of funding and knowledge that may be more than you want to tackle. This text is about the very essence of urban planning in a market economy. It is concerned with people - landowners, developers, investors, politicians and ordinary members of the public - who produce change in towns and cities as they relate to each other and react to development Pressure. Whether Such Change Occurs Slowly And Is Almost Unnoticed, Or happens rapidly and is highly disruptive, a production process is creating a finished product: the built environment. This form of production, known as the land and property development process, is regulated but not controlled by the state. Urban planning is therefore best considered as one form of state intervention in the development process.; Since urban planning would have no legitimate basis without state power, it is an inherently political activity, able to alter the distribution of scarce environmental resources. Through doing so, it seeks to resolve conflicts of interest over the use and development of land. However, urban plans that appear to favour particular interests such as house-builders above others such as community groups provoke intense controversy. Development planning can thus become highly politicized, with alliances and divisions between politicians not always explained by traditional party politics.; These issues are explored with particular reference to statutory plan-making at the local level. The author draws on his extensive research into urban planning and development, making use of recent case studies and examples to illustrate key points. There are four parts. The first explores the operation of land and property markets and development processes, and examines how the state intervenes in the form of urban planning. The second part looks at the people and organizations who play a critical role in shaping the built environment and considers their relationship with the planning system. Temporary urban uses – innovative ways to transform cities or new means to old ends? The scale and variety of temporary – or meanwhile or interim – urban uses and spaces has grown rapidly in response to the dramatic increase in vacant and derelict land and buildings, particularly in post-industrial cities. To some, this indicates that a paradigm shift in city making is underway. To others, alternative urbanism is little more than a distraction that temporarily cloaks some of the negative outcomes of conventional urban development. However, rigorous, theoretically informed criticism of temporary uses has been limited. The book draws on international experience to address this shortcoming from the perspectives of the law, sociology, human geography, urban studies, planning and real estate. It considers how time – and the way that it is experienced – informs alternative perspectives on transience. It emphasises the importance, for analysis, of the structural position of a temporary use in an urban system in spatial, temporal and socio-cultural terms. It illustrates how this position is contingent upon circumstances. What may be deemed a helpful and acceptable use to established institutions in one context may be seen as a problematic, unacceptable use in another. What may be a challenging and fulfilling alternative use to its proponents may lose its allure if it becomes successful in conventional terms. Conceptualisations of temporary uses are, therefore, mutable and the use of fixed or insufficiently differentiated frames of reference within which to study them should be avoided. It then identifies the major challenges of transforming a temporary use into a long-term use. These include the demands of regulatory compliance, financial requirements, levels of expertise and so on. Finally, the potential impacts of policy on temporary uses, both inadvertent and intended, are considered. The first substantive, critical review of temporary urban uses, Transience and Permanence in Urban Development is essential reading for academics, policy makers, practitioners and students of cities worldwide.
