House prices have been increasing steadily across the EU for the last decade, with an acceleration since the onset of the pandemic, but housing market developments are changing. House prices have risen to historically high levels in many cases, as result of sustained increases over recent years, and a sharp acceleration since the onset of the pandemic. The change in economic conditions as a result of Russia's war of aggression in Ukraine brings with it the prospect of change in the housing market. Interest rates have been rising, and are expected to continue doing so, while household disposable income is under pressure from inflation. New buyers will be more constrained in the prices that they can pay for property; existing mortgage-holders may face difficulties meeting their monthly payments. The situation in the housing market merits a closer look, in order to assess the extent of risk and possible need for policy action. The current prospects for housing markets are different to those from the financial crisis of 2010, as the underlying dynamics leading to the increases have also been different. The experience of the financial crisis from 2010 showed the impact that a sharp correction in housing can have on countries' economies, spreading widely via the banking sector and driving a contraction in activity as construction stops. At the present juncture, there are significant differences relative to fifteen years ago. The house price growth of the last decade has been much less driven by strong credit growth, in part due to the adoption of macroprudential measures such as countercyclical buffers, borrower-based measures or more stringent risk weighted assets for real estates. Banks have more capital and liquidity and are subject to stress tests as well as greater supervisory scrutiny. Instead housing demand has been supported by a decade of low interest rates, and housing supply has been muted. More recently, the gap between supply and demand was further exacerbated since the pandemic, and there may have been shifts in housing preferences. While the housing market was not at the epicentre of the pandemic crisis, the pandemic amplified some of the developments of the previous decade.

Housing Market Renewal And Social Class written by Chris Allen and has been published by Routledge this book supported file pdf, txt, epub, kindle and other format this book has been release on 2008-04-24 with Architecture categories.

Housing market renewal is one of the most controversial urban policy programmes of recent years. Housing Market Renewal and Social Class critically examines the rationale for housing market renewal: to develop 'high value' housing markets in place of the so-called 'failing markets' of low-cost housing. Whose interests are served by such a programme and who loses out? Drawing on empirical evidence from Liverpool, the author argues that housing market renewal plays to the interests of the middle classes in viewing the market for houses as a field of social and economic 'opportunities', a stark contrast to a working class who are more concerned with the practicalities of 'dwelling'. Against this background of these differing attitudes to the housing market, Housing Market Renewal and Social Class explores the difficult question of whether institutions are now using the housing market renewal programme to make profits at the expense of ordinary working-class people. Reflecting on how this situation has come about, the book critically examines the purpose of current housing market renewal policies, and suggests directions for interested social scientists wishing to understand the implications of the programme. Housing Market Renewal and Social Class provides a unique phenomenological understanding of the relationship between social class and the market for houses, and will be compelling reading for anybody concerned with the situation of working class people living in UK cities.
