This study starts with a quick historical overview of the performance of the tourism sector in the Lebanese economy. The pre-war situation and the post-war results form the first chapter of this thesis. The introductory chapter is followed by the economic theory of tourism stating the most important determinants of tourism demand such as price factors, exchange rates, advertising and marketing, cost of transportation from generating to host countries and some dummy variables to account for special events mainly social unrest, sports activities... Chapter HI is dedicated to the different econometric techniques that are internationally used for the estimation and forecasting of tourism demand with then-respective limitations. A brief introduction on auto-regression demand analysis, and input output matrix is followed by the problems arising from the lack of data and the use of improper substitutes to account for the unavailability of information with all the corresponding problem ( auto correlation.. ). In this chapter, a simple model designed for the estimation of the Lebanese tourism demand derived from a model for the estimation of the Turkish tourism demand is used Finally, the available potentials for a prosperous tourism industry in the World, the Middle East and Lebanon in particular will be discussed, with some recommendations from the World Tourism Organization - in its master plan for tourism in Lebanon 95-96 - that, if properly interpreted and implemented, will lead us back to our pole position in the region, or in other words, to our pre-war situation where tourism accounted for 20% of our GDP.

Based upon information and data collected during the fieldwork phase and subsequent research and financial analyses, the results will show sufficient market demand to support such an investment in Lebanon.

The substantial growth and rapid development of tourism related activities mark the tourism industry as one of the most extraordinary economic and social phenom ena of the past century. It is widely recognized that planning is a prerequisite for a thriving industry, and that all stakeholder groups should be involved in this process. Yet, the host community is often excluded from these practices. Th is can result in a feeling of alienation. In developing and politically unstable countries exclusion is more common than in countries with a stable political cl imate. This becomes manifest in various implications of tourism. One is how mark eting and image creations developed by tourism brokers are perceived by the loca l community. This study explores the host community's perceptions of tourism in Lebanon from two general perspectives; the abstract and official image of the country as port rayed in tourism brochures and their manifestations at the lived and crude reali ties. Moreover, to unravel images in relation to national identity, heritage and representation, and to throw light on the dissonance between these perceptions. Investigating these differences could contribute to a better understanding of t he implications of tourism, and hopefully lead to more successful planning in th e future. The situation in Lebanon is unusual in the sense that the country is b eset by political instability yet a large part of the population is dependent on tourism and services for their livelihood. It is therefore intriguing to explor e in more detail the relations between tourism images, perceptions, consensus of representations, politics and social spaces. Lefebvre's spatial triad was appli ed as a framework as this opened for the opportunity to study the division of lo cal tourism players based on the space they occupy in society, and the symbolic and imaginary nature of spatial formations.
