The objective of the research is to investigate the local people's perception on the social, economic and environmental impacts of the Iskandar Malaysia development region. The Iskandar Malaysia development region was established in 2006 with the introduction of a new single authority known as the Iskandar Regional Development Authority (IRDA). This authority is governed by the statutory IRDA Act of 2007 with a new proposed master plan named Comprehensive Development Plan and Iskandar Malaysia development blueprints for the region. The literature review highlighted that the implementation of regional economic strategies in Malaysia has been successful in achieving development and economic growth objectives. However, there exists doubts that most regional developments shaped by this top-down approach may be susceptible to the conflict of wealth distribution between the urban and rural areas. Data from 916 respondents was gathered through a structured questionnaire to help answer the research questions. Additionally, content analysis from literature review was used to confirm and validate the findings derived from the questionnaire survey. Simultaneously, semi-structured interviews were conducted with the local authorities and development agencies involved in the planning and development of the Iskandar Malaysia Development region. These triangulation methods aimed at enriching and providing a thick description of the data. In essence, the study found that socio-economic backgrounds such as age, gender and income explained the variation in respondents' perception towards the development impact in the Iskandar Malaysia Development region. Findings also showed that respondents lacked the necessary awareness about, and active participations in Iskandar Malaysia's organisational background and development implementation schemes. This is needed in order to quantify any impact and feed the perceptions' estimators into the Structural Equation Modelling, an important knowledge contribution of this work. This study concluded that although public participation has been long inculcated in the development of planning practices since the establishment of the Town and Country Planning Act 172 (Act 1976), the development of Iskandar Malaysia in 2006 has not been fully realized as propagated by the Act 172. Essentially, the findings are in line with the practices of Malaysian top-down government directive approach. Hence, public participation is imperative to the success of national and regional planning and development in Malaysia.

The rise of Iskandar Malaysia as a regional hub has profoundly altered the domestic landscape, generating a knock-on effect on Johor's housing development, both economically and politically. Housing policy and development in Johor, as illustrated in the formation of Iskandar Malaysia, is riddled with conflict along two dimensions bumiputra versus non-bumiputra and federal government versus state government. The first one is entangled with international real estate development and foreign investment, while the latter has more to do with the rise of sub-national autonomy in Johor. Particularly in southern Johor, housing policy has increasingly been influenced by foreign investment through implementations of mega projects (e.g., Forest City). These mega housing projects not only boost the states coffers, but also change the way housing is produced, financed and governed. Given the importance of sub-national governments in many large-scale housing projects in Iskandar Malaysia, the changing political conditions urge us to rethink the long-standing practice of national-centric development policy in Malaysia. Taking housing as a point of departure, the timing is ripe to revisit the role of state government in policy-making and urban governance.

The Forest City project in Johor, Malaysia is part of a larger plan to elevate Johor to development success, similar to Shenzhen's evolution from Hong Kong's backwaters to being a modern metropolis. However the project was embroiled in controversy from the beginning. The mixed development was meant to create sustainable homes, recreational areas, schools and business infrastructure that would house about 700,000 people, generate annual revenues of about RM30 million for the state, and create more than 60,000 jobs, including a substantial number for locals through a "a. Sudden capital controls imposed by China on its citizens in early 2017 put a spanner in the works. Middle-class Chinese struggling to afford homes in China's big cities were Forest City's prime clientele and the new regulations preventing the transfer of funds for property purchase and the use of credit cards for investment transactions have brought future sales and the completion of signed commitments into question. Forest City will now have to focus on other markets in order to meet its sales targets. While the project has its merits, the economic benefits might be overstated as a number of socio-economic and environmental impacts have not been fully taken into account.

In 1990, the Malaysian state of Johor—along with Singapore and the Indonesian island of Batam—launched the Growth Triangle to attract foreign direct investment. For Johor, this drive was very successful, transforming its economy and driving up income levels. Today, Johor is one of Malaysia’s “developed” states, housing large clusters of electrical and electronics, food processing, and furniture producing firms. While welcome, this structural transformation has also entailed important challenges and strategic choices. After three decades, Johor’s manufacture-for-export model is under question, as it faces increasing competition and flat-lining technological capabilities. In response, the state has sought to diversify its economy through strategic investments in new, mostly service-based activities. Yet, Johor retains pockets of excellence in traditional sectors that also require support and policy attention. This paper presents the perception of local communities regarding coastal development that is growing rapidly along Pantai Klebang, Melaka. Coastal development started many years ago and the development includes commercial buildings and public realm for recreational activities. However, most of the commercial buildings are left vacant and the new areas have not functioned as planned. These developments contribute to the changing socio-economic of communities living near the beach. This research also focuses on the socio-economic impacts of coastal development on local communities. A convenient sampling of 100 sets of questionnaires was distributed to local communities in Pantai Klebang, Melaka. The Relative Important Index (RII), Spearman test and also Chi-square test were selected to correlate the relationship between variables. The results demonstrate that coastal development along Pantai Klebang increases job opportunities for the communities, especially for hawkers but it also affects them negatively as it contributes to social problems, especially among teenagers. Besides, the result also shows that there is significant relationship between some of the demographic characteristics of respondents and perceptions on the impacts of the coastal development. Further analysis and discussion show that some issues can be solved by improving the main road, increasing safety and security, encouraging effective public participation in decision-making, and having public awareness campaigns.
